Were relocating from Seattle and looking to move early next year. Looking to buy a home around 400k or less. I read the school reports and find that the schools are just average at best. Looking for the best set of 3 schools together. Family friendly neighborhoods with nice landscaping in the front yards. Will be working in the Tanasbourne area.
Also what area's are best to stay away from? Any thoughts on Forest Grove?

Any neighborhood in Hillsboro is good for raising a family. 400k will get you a home in pretty much any one.

Forest Grove is a bit of a long commute to Tannasbourne. Also, Tannasbourne is on the edge of Aloha and Beaverton so don't count out those areas.

Other then decent schools, do you have any other needs to help us narrow it down for you?

If you want to stay in Hillsboro, you might as well stick to northeast Hillsboro since it's closer to work and some of the best neighborhoods in Hillsboro are in NE (and mostly newer housing stock). Schools can be hit or miss in Hillsboro (West Union and Orenco elementary are fantastic for instance, some others not so much), so do your research if you decide to stay in city limits.

I would also check out the Bethany area (generally the area north of US-26 and east of 185th). Pretty much all great family neighborhoods, great schools, and very close to your work. Prices were spendy there but they are now within your price range (but may not be for long).

We just moved to Tualatin after living for almost a decade near Orenco Station. We loved living there and we miss it (even though we're in a better situation for us now)... the best part was having so many amenities nearby, along with great transportation access (roads, bike/pedestrian lanes, and light rail).

Second Bethany, and would add Rock Creek (between Cornelius Pass 185th) and Sunset Hills (east of Bethany).

Just to note, 185th in Tanasbourne is the dividing line between Beaverton and Hillsboro, so depending on where you buy your kids may be in either Hillsboro or Beaverton School District.

For schools Beaverton beats Hillsboro hands down and that comes at a cost. Property taxes are higher in Beaverton. As already stated NE Hillsboro, Orenco, Rock Creek, Bethany or other Beaverton neighborhoods are nice choices and would fit your needs for work and schools. I have been in Rock Creek for 15 years. Although this is technically correct, I think that this is wildly overhyped by many people. There are some EXCELLENT schools in Hillsboro, and there are some TERRIBLE schools in Beaverton. Again, this depends, but generally yes. There are some areas in the Beaverton School District which are unincorporated Washington County (north of 26) and depending on the house and the year built, property taxes can be lower. To me, the tradeoff is that some areas especially near the edge were/are poorly planned, but to each their own.

We looked all over the Westside, mostly on the Sunset corridor areas. There were alot of great neighborhood/schools. It should be no problem in your price range. After renting awhile in Tanasborne, we bought a house in Hillsboro, the Jackson School neighborhood. It turned out to be everything we wanted and much more. Great schools, close community, lots of kids and lots for them to do within walking/biking distance.
