Instead of just numbers, it would be interesting to see the average number of homes for sale during specific years or sets of years. Then we could say whether 45 is too many or just normal.

What is going on over there? Is this a case of people trying to move but not being able to offload houses? Are the neighborhoods going downhill?
Is it maybe because of the higher real estate prices in the Laurelhurst neighborhood? It has the second highest average home price of any SE neighborhoods(after Eastmoreland) around $75,000-150,000 more on average than other adjacent neighborhoods . Maybe some people bought houses over their head. Maybe some are trying to sell now that real estate prices(at least in that neighborhood) had a slight uptick.

I would be interested in that too.

Number of families in the neighborhood is 1765, with 85% home owners. So about 1500 homes. That means we're looking at 3% of the homes in the neighborhood are currently on the market?

I'm not able to find any historical data for '09 or earlier.

Best I can find is this graph that shows the number of houses for sale by month, but only goes back to September 2010.
