Seems like a good suberb. Is it Highland or Hyland?

Does anyone have any insight on the area?

I've seen both spellings, but the official neighborhood association is called Highland. Nice neighborhood. The further south you are, the better - but the northern edge still isn't bad at all.

It's an OK neighborhood. Most older homes so it's well established.

My biggest problems with that area are:

Walmart is putting a store in on Murray. While it's just a grocery version, it's going to make Murray even more of a pain then it is now.

Too far away from Highway 26. 217 seems to always be a traffic jam during weekdays, and there aren't any good ways to get around it.

Not within walking distances of MAX. There are buses, but the with still more cuts coming, I wouldn't bank on continued convenient public transportation.

Few real dining options, mostly fast food or chains.

North side of that neighborhood along Allen is mostly low income families. It gets better further south.

Good things;

Established neighborhood. Little new (and ugly) low quality construction. Big trees, mature parks.

Close to Washington Square.

Close to Tigard/Tualatin for those who work down that way. Close to other major employers in Beaverton and Hillsboro

Good Grocery options, Safeway, Fred Meyers, Albertson's, New Seasons, Grocery Outlet. And as above Walmart coming soon.

Close to Cinetopia (awesome theater)

Decent walking and biking trails are nearby. Both Murray and Hall have bike lanes.

Close to routes out to the Coast.

The rental we applied for is right next to Highland Park Middle School (on the east side of the school)

Sort of off SW Hyland Way and SW Hart Rd

It is Hyland Hills... Nice neighborhood. Cooper Mountain is a good school. Anywhere from Hart & Murray up to Scholls Ferry Road all are good. Just stay away around Allen rd, Farmington all the way to 185th.
You have made a good choice..Go for it.

Nice area, tree-lined streets, big, older homes. Hart Rd. has speed bumps in that area so traffic is minimal.

Check the school ratings closely if that's an issue for you. Many of them are outstanding in that area, but some aren't. Plus the boundaries are shifting (you can view them, both current and future, on the school district's website).

Agree with hamellr's analysis, although I would say that the dining options are improving, and they are pretty good (for a suburb, anyway) if you are willing travel a little further into the adjacent neighborhoods.

Sounds great guys! Hopefully this rental app goes through so we have closure on where were going to live

the house is weird though, its a single family home but looks like an HOA subdivision sort of and there is no back yard, just sort of a large covered deck.. some houses on the block do have back yards so its strange to say the least.. it does have an indoor atrium though which is awesome!!

I wonder if houses like this were the norm construction back in the 70's HOA style communities

Its a good neighborhood for families and shopping close by (Washington Sq Mall). Traffic in this area makes me want to pull my hair out. Murray, Scholls Ferry and Allen, quite frankly, suck during rush hour which is beginning to feel like it lasts all day lately. The Walmart going in will be a good store addition but just bring in a ton more traffic. And you would be driving to the transit mall to catch MAX but there are bus lines all over that area. If you can get past the traffic then you will be fine
