Default Happy Valley commute to Vancouver?

I ran a search and really couldn't find much, so I apologize if this has been answered. Currently my wife, 18mo old daughter and I live on the Vancouver/Camas line. I work downtown and my wife works in east Portland. Her commute is HORRIBLE (45min-1.5hrs depending on traffic). So, we are moving to Portland since her taking a job in WA is not an option (yes, I know I will get taxed). Anyhow, we were looking in Laurelhurst/MT Tabor/Irvinton/etc until we realized we just weren't going to get what we wanted for what we could afford. So, we started looking out east around Happy Valley and Mt. Scott. While my commute is reverse, how bad is 205 until you get north of 84? Without traffic my commute would be 25-30 minutes (tolerable) but am concerned traffic getting in and out of the HV/Mt Scott area will add a significant amount of time. Thoughts?

Any advice is greatly appreciated!

I really don't think the commute would be very bad in the morning heading northbound on 205 to Vancouver. I commute from East Portland to Vancouver about once a week and I zip the whole way there. However, coming home in the evening it always starts to back up around I-84 but luckily I get off at Glisan so I usually don't sit in it. So coming from Happy Valley in the morning wouldn't be bad but the evening one probably would.

Odd that one would be bad and not the other huh? I drove from EPo to NoPo this morning and got there in 25 minutes. Same commute in the afternoon took 55 minutes. Good luck to you!
