Default Doing a project for schoool. Need Help!

Hi, I'm doing a project for school where we are creating a business plan for a fitness facility. Our group chose the Portland area and we were trying to find a place that we could hypothetically place a fitness center. We are supposed to look into everything so I thought I would get a few opinons.
We were currently looking at some place near mount tabor becasue the interstate runs by there or Somewhere by beaverton and tigrid along interstate 5 and 217 do you guys have any suggestions??

North Portland would be a good choice, if you are considering a potential client base. Mt. Tabor is an older, more established area. Probably fewer potential clients. North Portland seems to be a burgeoning hot-spot - for those who can't afford the Pearl.

Beaverton and Tigard would have more existing competition.

How realistic are you trying to make this project? If you want to really go all the way, check with the zoning rules, find out if there are buildings already built that could work Would you be buying or leasing? What about parking issues? Mobility challenged issues? Check the demographics for those areas. Finding out who is your target market, then finding out where they are underserved with a fitness center might take a bit of searching. Being close to an interstate could be nice, but there are more factors to consider.

Best wishes!
