Lake Oswego and West Linn both have excellent schools. LO students have the reputation of being very pretentious so all things equal I would choose WL.

Poway is nice. I lived in Carlsbad before here. Let's just say there will be a big culture shock for you. Lake Oswego is a good choice. Its one of the nicest suburbs in Portland.

Downlow- tell me more about the culture shock! I'm curious about your experience moving to Portland and coming from Carlsbad. Are you happy with your choice?

Velouria I really appreciate all of the insight since- like you said, a lot of homes look good online but it's different in person.

In LO for $400,000 or less you are most likely looking at an attached home/condo and no yard. I haven't spent much time there. We'd consider it if we could get detached there with enough space.

L.O. has a great schools from what I hear. I know a few people that live there and they are all in medical professions. I think a lot of people that work at OHSU choose to live that way because of the proximity to the hospital and downtown. It is very close to SW Portland which is the quadrant that downtown is located in. The homes range from nice to very expensive. I call it the Marin County of Portland.

Lake Oswego is generally considered to be the premier Portland suburb and its prices reflect that. According to Zillow, the median home price is now around 460K. If you can afford it, I'm sure it would be a nice place to live, and the public schools have a pretty good reputation. However, unless you are selling property in California or have money from another source, I think it is unlikely that a family could live in LO on what a software engineer with 3 years of experience would make here.

I would look at Beaverton or Hillsboro, they are more affordable than Lake O, and also close to where a lot of the high-tech jobs are in the Portland area.
