Hillsboro and Beaverton have more options to create better traffic flow?

I would agree if the point is that it takes pressure off the number of people commuting downtown (though misses that you get significant traffic coming into H/B from elsewhere in the metro - thus the 217 mess, etc.).

In terms of flow within the H/B area, I'm not seeing quite what you're seeing. 8/10/217/26 are already pretty congested or otherwise problematic. Many of the local streets that cross 26 are a mess at afternoon rush, at least as far west as Cornelius Pass. There's no particularly great N-S conduit between 217 and 47.

Without the UGB you could plop a bunch of new industry and development out around Banks, sure, but I'm not sure how you'd tie it into an overall flow, personally. Anyone coming from more than 2-3 miles away is still going to be reliant, at least for part of their trip, on a transportation network that is already overloaded.

What am I missing?

I agree with you that it's a mess during peak traffic hours but I was comparing the situation to Portland's close in business districts like Downtown. After 5ish I sat in half an hour in traffic, not moving, to go along SW Waterfront area maybe five blocks. Downtown just can't take more cars. I agree that the new housing will be able to access from its location to go to Intel or Nike but coming down Scholl's Ferrry from 7:10 AM- 9:15AM will be aweful. Hillsboro has better options it seems. The new high school for BSD will be located near the new housing but yeah, getting to a freeway will be a nightmare.

Yeah, I see that.

A bit tangential, but there was a blurb on OPB this morning about a new proposed MAX line to Tualatin.

However, the funding has yet to be approved and will likely come up for metro-wide vote. Current estimate appears to be $1B just to open the line, and with a 10 year timeline til it starts operation.

Call me a cynic, but given the city's history I'm a bit skeptical Trimet can keep a 10 year project on budget. And that assumes they can get the votes even for the initial outlay.

So Max would go from Hillsboro down to Tualatin? Interesting. I am a bit cynical but then again BART finally went to the airport after decades long fight with Peninsula natives over BART going into their towns. Hmm... I don't believe the estimated timeline either but I think it's important to add PT out here. Hillsboro is going to keep growing. The next ten years is going to see mad traffic out here. If I worked at Nike I would take the bus to work. We moved to the area we live now, in part, because of the bus lines going to MAX and into the city.

Sorry, no I think the proposed line is from downtown Portland out to Tualatin. No word on how WES would fit into this picture.

This was a 2014 story on the initial feasibility study. Not sure why there's nothing more recent in print. Portland-to-Tualatin MAX line gains speed | KOIN 6

We are Oakland teams fans through and through! Like I said in an earlier post, we have not been impressed with the peeps in SF proper and think that definitely dissuaded us from wanting to support its sports teams. Although, unfortunately, the Warriors are slotted to move to SF in the next few years.

(Actually, I myself am not a huge sports fan in general, but my husband is).

Also, I can't believe how much this post has exploded. Thank you, all, for your advice and commentary.
