Destination Beaverton, Cedar Hills area - little help?
All, we are on our way to Portland. Big leap of faith. Been to the city many times and love it. Love the weather. Love the trees. Enough said. We're heading specifically to Beaverton, in the Cedar Hills area. I have some general questions:
-Our kids are 12 and 13. Are there a lot of kids in that age bracket in the Cedar Hills area? Is this a nice older neighborhood for families like we think it is?
-We've hear rumors about meth heavy areas in some parts of Oregon. Any issues with Beaverton in this area? Any areas in Beaverton we should avoid?
-How is crime in Cedar Hills part of Beaverton RELATIVE to other areas in Beaverton and other PDX suburbs? We're trying to avoid areas where there is excessive low income housing. We're not snotty jerks wo demand royalty, but we want a nice clean area where we can take a walk at night without worrying about getting robbed
-Overall are there any aspects of the Beaverton area we shoukd be aware of--especially in Cedar Hills? One of our main concerns is that there will be enough kids in and around the neighborhood for our kids to bond with. .. decent kids preferably..?

Cedar Hill is classic 1970's Portland. No issues that I am aware of.
Developmentally teens are risk takers. Never, never, assume that meth is not an issue ANYWHERE, particularly when you have teens. Act accordingly.

Definitely one of the most sought-after neighborhoods in Beaverton. Established neighborhoods so there are trees, and a favorable location for access to highways and Portland. Very broadly speaking, the lot sizes and house sizes may be slightly smaller than elsewhere in town (not counting the high-density stuff that' sprouted up everywhere), but all in all a desireable location. I can't tell you anything about how many kids there are. I imagine (but don't know for certain) that the area feeds into Sunset HS which is one of the more desireable schools in the district.

Agree with John Shaft. Great location between downtown Portland and Beaverton/Hillsboro.

About Beaverton and Cedar Hills
Cedar Hills is a great place! It is close to downtown and an easy commute to Intel (via light rail if you would like) and Nike (the Area's two major employers). Commonwealth Lake is a wonderful focal point.
My brother lives in Cedar Hills. As a realtor, I feel that the area is a good investment because the value of the location. There is a greater range in the condition of properties and seemingly less neighborhood regulation/control than in a planned unit development however.
While being very high on Cedar Hills, I am also completely sold on Murrayhill in South Beaverton. Murrayhill is a planned unit development with swimming pools, tennis courts, bike paths, a great neighborhood elementary and shopping all contained in the neighborhood. It does not have the same easy access to downtown as Cedar Hills, but does have the infrastructure and a sense of community found in few places in the Portland Area. The neighborhood association is Murrayhill is very good and ensures homes are maintained.

I love Cedar Hills, and if I were staying in Portland that's where I would buy a house. The only sketchy part of Beaverton I can think of is along Allen Blvd., and even that isn't too bad, compared to other parts of the metro area.

Bethany is good if you like cookie cutter houses on tiny lots. Most of it is new, built in the past 10 years.
