We are interested in American Ranch. What is it like to live there? Is the HOA oppressive? How are the people? What is the atmosphere at the Equestrian center?

Not sure many people live in AR on here. We own a lot there and will be building in 2019, 2020 at the latest. We go back every 4-5 months and I talk to to people when I see them out & about. Everybody I have ran across really likes living there. I can tell you that the building design committee is on the strict side, meaning that they actually uphold the design "rules". I appreciate that because at least I know my neighbor can't have a pink and green adobe home. I don't know about the HOA themselves good or bad but I have dealt with the management folks at the property and they are always very helpful. The entire property is always meticulously clean and maintained so they are obviously on top of that as well.

I have never done any more than drive by the equestrian center so I can't comment on that. It looks nice enough though.

One of the aspects that has surprised me that I didn't know about before buying was all the events they have for residents. I can't remember them all but there is a rodeo, a western BBQ, a kids fishing tournament at the lake, coffee fridays, they had a tree lighting ceremony and are doing a "boot drop" for New Years.

Default American Ranch

Thanks! We looked at American Ranch a couple of years ago but ran into some unpleasant folks at the Equestrian center. We still are interested, less maintenance as we retire and more time to enjoy the horses. Maybe have the horses at home and just ride over to the equestrian center. We live in Spokane, WA now but we’re from Arizona in an earlier life. Will be taking our son to look at NAU in Flagstaff in March so plan on stopping by AR again.

I can tell you the equestrian staff has had a complete turnover recently. I don't know much about the equestrian world but something must be going right because the latest newsletter says all of the boarding allotments were currently full. I saw in the newsletter that they have a employee that leads guided trails rides as well. I had no idea. I would love to learn to ride so that I could go on a City Slickers adventure and actually know what I'm doing.

Hi again,

We are going to Arizona for a college trip for our son next week (NAU) and are stopping by to look at American Ranch again.

I have heard of a homeowners storage area for RVs. Where is it?

I’m also interested in the garbage rules. Specifically, I don’t see any manure storage on the equestrian lots and wondered if you knew.

Sorry, I don't know anything about RV storage and never n noticed it. I know several homeowners have RV garages on their property. I also don't know anything about the equestrian center and their manure storage.

The HOA (HOAMCO) has a full time representative (Tiffany Taylor) and her assistant onsite during the week. I suggest you give them a call as I'm sure they know all the answers. Their number is 928-777-0561.

Thanks. Tiffany hasn’t been helpful on answering our questions. We stopped by, walked a couple properties, and went home to peruse our options. Still thinking on the amenities versus hassles of a commercial barn/development with all the politics.

I emailed Tiffany and she answered within 15 minutes. They do NOT have an RV storage area but due have a horse trailer lot. They are actually looking at RV storage area as well due to requests of owners.
