STAY AWAY from the 'Ranch at Prescott' - UNLESS you like:

Snooty neighbors
VERY strict CC&Rs
A sub-division run and owned by a VERY controlling family
OVER-priced land ($200K+ for 1/16th of an acre)
Suburban spaced homes
Wealthy & Retired people who complain A LOT

I know of 3 builders that REFUSE to build in the Ranch due to the over-controlling family that runs and owns that land. If you want REAL Prescott, buy in Williamson Valley. It is the LAST of the TRUE Prescott, wide-open, ranch, rural spaces...

Hi Junebug'61 - The Ranch is really pretty. There are a number of lots for sale in there, some of which are fairly easy to build on and have views. Downside as I hear it - architectural review is a nightmare! I probably shouldn't say any more on the public forum. Please send me a private message or email if you'd like more info.

I second that!

I've known personally of people who had to RE-DESIGN the entire home as the "ranch" did not like what they seen. We are talking about spending tens of thousands of dollars with the architect.

IMHO - 'The Ranch' is NOT a place to live. Like in my previous post, they are A LOT of negatives about that area, the main problem is the family that owns and controls the land & HOA board. They have nick-named them 'The Hitler at the Ranch'. Just beware....

Also, they will and are building A LOT of commercial buildings around there. Even though 'the ranch' promised NOT to put commercial buildings so close to the residential. That turned out to be a lie. They are building another 100 unit hotel and they are putting in a strip mall as we speak. They are still some lots left and they will build on them eventually. It's all about the $$$$

'The ranch' owners lied about not putting in so many commercial properties. Now you get noise, crime, congestion, etc. right next to a $1MIL+ home. You can say goodbye to your night-sky when you have all these parking lot and hotel lights on at night...

I swear:

Am presently in the Phoenix area contemplating the Prescott area----------heck: I would almost be better off moving back to the Bullhead City area.

The place may be a dump; but, housing there is MUCH cheaper and the wages in my line of work equal Prescott or even Phoenix for that matter.
