CV does not have a city component to their property tax. I think they rely on sales tax like PV. Here a sample tax bill on a $300K house:

07051 CHINO VALLEY UNIFIED S.D. #51 .............676.94....619.53

14900 YAVAPAI CTY. LIBRARY DISTRICT ..............22.39 .....27.50

Hi Biggs - Are you talking $300k assessed value or $300k sales price? Surprisingly, that's quite a bit higher than a typical Prescott $300k home (sales price). Here's a sample tax bill of one that sold in Prescott for $300k in June 2008. Of course lot sizes are usually larger in CV, plus it looks like CV assess more for their school and fire districts.
.................................................. ......2007..............2008
07001 PRESCOTT UNIFIED S.D.#1 . . . . . 389.13 . . . . . 350.56
08150 YAVAPAI COMMUNITY COLLEGE . . 276.78 . . . . . 273.51
02000 YAVAPAI COUNTY . . . . . . . . . . . 272.88 . . . . . 270.98
04155 CITY OF PRESCOTT . . . . . . . . . . .97.07 . . . . . . 97.97
15001 YAVAPAI FLOOD CNTRL DISTRICT . .35.56 . . . . . . 44.25
14900 YAVAPAI CTY. LIBRARY DISTRICT . . 20.97 . . . . . .26.20
11900 FIRE DIST. ASSIST. FUND . . . . . . .17.11 . . . . . .18.55
02001 SCHOOL EQUALIZATION . . . . . . . . . . 00 . . . . . . . .00
. . . . . . . . . . . . . . . . . . . . . . . . . . . 1,109.50 . . . .1,082.02
(I couldn't get my columns to line up very well )

Well, this particular house is worth about $300K now. It sold for around $330K about 18 months ago. I think the assessed value is around $240K.
For those that are confused, you're in good company. The tax system here is quite unintuitive. There is a full cash value and a limited cash value - neither of which are close to the legitimate appraised value (or sales price). The assessed values are almost always lower than the actual value of the home (by 20-30%). Taxes are based on the (lower) assessed value. In any case, you can be reasonably assured that the property tax will be less than 1% of the sales price on a home - often much less.

Yeah, usually property taxes are one thing that brings a smile to faces, especially those moving here from California or the Midwest . . . even if the "assessed value" is more than a little confusing.

Head down Main St to Fantasy Land.
If that doesn't work, take CA-91 East to I-15 North to I-40 East to Hwy-89 South. The trip should take you about 6.5-7 hours.

I live in Chino Valley. I moved there from Prescott Valley 3 years ago. Just like anyplace else, there are good and bad things about it. You just have to decide what you can deal with regarding the bad things. I have a house on 3 acres with horses and it's ALOT of work. Trying to keep the weeds down so the place looks nice is a full time job. I have a large garden and trying to keep the weeds to a minimum and the grasshoppers out is almost a ridiculous endeavor. We have it on a drip system and during the summer months it has to be watered 2X a day. I will say that the evenings are FABULOUS in the summer and fall. As soon as the sun goes down, it's wonderful. Dust and dirt are a constant---in the house and out. And, yep, the wind. It can be an issue. We'll probably put our place on the market later in the spring. Time to make a change. I want more green and pastures for my horses---not a dry lot. I have met some wonderful people in Chino and that will be the worst part about moving. Most are very friendly and helpful. It takes me a half hour to get to work from Chino (southside) to PV. Traffic can be heavy in the mornings and coming home in the evenings, but usually moves along at a pretty good pace. I don't like that Chino can't seem to enforce their codes as far as junk/garbage/old cars in people's yards where it can be seen by everyone. If you aren't in a subdivision, you can have a nice house next to a run-down trailer. Trees that were once tall and beautiful are now tall and dead. PV and Prescott are easy access if you want to shop or go to a movie. We get rain when the monsoons start in July. Summers can be hot. In the house by 10 am and not back out until 4 or so. Not much snow. Usually a dusting, then it's gone. There are alot of horse folks here and state land is (depending on where you live) usually within easy access. Not much to look at though. If you're looking for lush and beautiful, Chino is NOT the place. Overall, I don't care for it, but that's just one person's opinion. Again, it all depends on what you like.
