I recently looked at a house in Englewood with a value of 200,000 and asked the agent for a insurance guote before deciding to buy and it came to 5,000 to 7,500 per year. The agent said it was expensive because it was in a VE flood zone. Can anyone recommend a agent in the area that I could talk to about homeowners insurance?

That is why I alway recommend getting several quotes before you buy. I wanted a house when I was looking, and the quote came in at $8000/year! ;-( Needless to say - I kept looking.

AllState Insurance in Punta Gorda handles insurance all over the state, and Satin Jones is very helpful - they will look to see if the home is in a flood zone, and also if it is on the FEMA map that helps reinsure - which keeps the cost down. IF it's not then the prices get out of control.

I get the best quotes from Rowley Insurance. Our home in Rotonda West requires flood insurance as well but we're not paying anything close to what you were quoted. I thought I had their phone number at my fingertips but it seems to not be so I'll check and be right back.

It's (941) 475-7762 and located right in Englewood.

I called for a quote and was told that to get a quote on flood insurance that if the house was built after 1974 and was in a A or V flood zone that I would have to have the flood elevation certificate for that property that was done by a surveyor before quoting or I would just wasting my time. So my search continues....

If you go to the Flood Smart web site - www.floodsmart.gov and type in the address of the home you are looking to purchase it will tell you the flood rating, give a range of rates and give you homeowner insurance companies to contact within the area.

I would recommend giving a GOOD agent a call. They can weed through the red tape and find you which insurance company is the best deal for your particular house. Some of the above agents are probably good...I used Carr and Associates Carr & Associates, LLC. - Home for both my houses down here and they recommended different ins. co's for each. They found much better deals than I was able to on my own. I was always against using an agent because I though it would cost more...give them a call, let them do some leg work for you. The only thing you have to lose is a few minutes on the phone. They are in Naples but both my houses are in port Charlotte.
