Only one canal house available on my street now. Short sale/foreclosure that's currently asking $171. Smaller house next to me sold in Aug for $138k.

Where I am in Cypress Falls (North Port) there is at least 22 new houses going up (all but 3 are sold) and every time I turn around, there is another lot breaking ground.

Prices are definitely on the rise as well.

This jives with an event I just attended in Naples for architects and engineers. While not regional the current market that is heating up is multi-family or rental. New construction of single family is improving somehwat but not like the rental market.

And do tell me about all those fantastic well-paying new jobs in Southwest Florida that will support the payments on these fabulous properties everyone should be rushing to buy. Do tell.

Or are these second homes? Foreign buyers? No, wait, all those boomer retiring from up north, right?
Wait, wait, it just came to me. KB Home just bought out all the buyers of those homes that had construction defects and they're buying like crazy in Southwest Florida. That's it, right?

This would be good how? Maybe for a few folks who are marginally underwater. Otherwise, it's a manipulated market. And that's unfortunate for people who might not have a particularly high paying job (not many of those in Southwest Florida, that I know of), but wouldn't mind owning a safe, modest little home in which to raise a family.

The housing bubble was good to us, though. Sold our home at the top for a price I don't think it'll ever see again in my lifetime. Been renting happily ever since. No worries about maintenance, homeowner's insurance, and we're footloose and fancy-free. Maybe Blackstone is on to something. Whatever the case, I'm just glad we can explore our options and consider other places to live if we want.

Of course, you can rent from Blackstone or you can rent from a bank & the government. I'd say renting from Blackstone is probably a better deal. Let them worry about property tax hikes and insurance and maintenance. Of course, they're probably also betting that when you move your family into one of those three bedroom, two bath homes, you'll be happy to take it in the shorts on rent hikes, rather than move again to avoid a rent raise.
