Hello everyone. We are seriously considering purchasing a manufactured home in Harbor Cove. I hear horror stories about insuring them.
I understand flood insurance, but I hear insuring a 1970's vintage manufactured home is challenging.
Any ideas or ballpark figures?
I know more specific info would help, but at this point I am just looking for estimates.

A lot of people don't insure them. Due to the high cost, a few years of premiums could buy another one.

I sold a mobile home in Lazy River in North Port and the buyer had a difficult time getting it insured, but did find someone. His problem was the roof needed repairs. He had to have some work done and then have the home inspector come back out again and provide more information that the insurance company needed. There are companies that will insure it, you just have to keep calling around. I know a few people that live in mobile homes I could contact to see who they are using.

In Manatee County, I pay $1,100 a year for home owners and $406 for flood. Property owned, 1973 double wide home. Real estate taxes are $889....inherited from my Dad, I have a contract to sell, 3yr, basically just getting orig share price, 0 for home...not easy to sell.

Default we are in La Casa

ours is a 1985 double wide , we own the land and a share of the park. we pay around $1000.00 a yr, but it all depends what you want or need, we do have flood insurance and wind insurance,though we didnt need the flood,DH ere's on the side of caution..
He just arrived there from Ct a little bit ago for a week. We rent our place to a wonderful lady for Jan,Feb,March and she really loves it down there too.So it is like we share our home, but the rent pays the taxes and helps with the upkeep.. good luck in your quest.. We looked at Lazy River,Harbor Cove, but found that La Casa was the best match for us...

Grandmallie. I am planning to retire in the next few years and am looking into Lazy River, Harbor Cove and La Casa. I think the homes look newer/larger and some are less expensive than say Harbor Cove. The one thing I would want is a dock for my boat. Harbor Cove does have a 90 slip marina. As far a I can tell La Casa only has a boat ramp? Also if I find something I like now, How hard would it be to rent a house there for say 3 months to pay for the insurance and HOA fees?

Rental homes are a hot commodity here in Harbor Cove October through April. You can expect to get $1800 to $1900 per month during that time period. Minimum rental is three months.
Our home is newer and we had no problem getting insurance that covers hurricanes.
