Be careful with canal lots. You have to comply with the new flood regs (elevations, etc). Have seen more than one newer home here built where the first floor is actually the second floor to comply with elevations.

BTW, a little thing about canal lots. The canal lots on PC are NOT deed restricted, so you are pretty much free to build what you want so long as they meet basic code. Canal lots in PGI are deed restricted and have a lot of restrictions, etc.

Cleared canal lot 2 doors down from me sold last month for $22,700. 35 minutes and 3 bridges to open water/Charlotte Beach Complex

I sold my canal lot on Rock Creek Dr last month for $38,000. 20 min and 2-10ft bridges to the beach complex.

You can be bitten pretty hard if you don't do the research. There are two companies, one based in Switzerland and the other with a French connection out of Fort Myers, that are buying at local prices and reselling to Europeans at triple the price. Tidy rate of return but no joy for the buyers. $25K with get you a pretty nice vacation down here and a lot of choice in lots if you do it on your own.

There are a lot of companies marketing land these days. I would be very careful. I think you are best to get a local realtor and visit to see for yourself.

google Construction Compliance Inc....jesse battle and coast bank


CCI sold lots at inflated prices to investors and foreigners back in 2006/7.

CCI never paid subs, homes didn't get built, owners got liens ,foreclosures and lost a bundle

the chief exec of Coast bank was in on the scam , providing construction loans against un built homes, allegedly $100m went 'missing'

The guy got 18 months in jail...........

it was a huge mess
