A real state company is selling us 10,000 sqft lots in southwest Florida for $25k payable in 9 years. They are giving round trip tickets and hotel accommodation to see the community site for prospective buyers. Sounds good. We love to buy lot in this place and build house when we retire in 4 years ... Does anybody knows about the place North Port and Port Charlotte ? Any advice? I did research (trulia.com) lots for sales over there and found many for sale around $4,000 with the same lot size being offered for $25k. What is the difference? Thanks...

The company is buying them for a couple of grand and trying to sell them to u for 25K. Do more research!!!!!

They have to charge $25K so they can cover their costs for your airfare and hotel, plus make a tidy profit for themselves. Putting up with the high-pressure sales pitch wouldn't be worth the "free" airfare and hotel IMHO.

If they have to give you air fare and free hotel to get you to see it, it's not a good deal. There are 1,000's of lots available in the area.

There are over 3,000 lots for sale in the MLS right now in North Port and Port Charlotte. They start at $2,500 and go up from there. Many are still in the $3,000 to $4,000 range. So, I absolutely would not pay $25,000 for a normal 10,000 sq ft lot. The lots went down in price a few years back with the down turn of the market and they have slowly been creeping back up. For awhile they were selling in the $2,000 range and prior to the market crash they were selling for $10,000 and above. We paid $15,000 for our lot in 2004 and when we were looking for a double lot in 2006 they were selling for around $80k.

There are lots that have never been developed. Got 3 right across the street from us, another down the block. $3-4k will buy them all day long. There are vacant canal lots, on canals that connect to the harbor, where homes were demolished after Charley.

Just supply vs demand.

You want a vacant lot, just come down and pick out which ones you want, using a real estate agent, not a hypester.

Mr. Tudo, how have you been? Sorry to hear about your health issues! Are you still gardening a lot? I never could get tomatoes to grow like the ones you used to post.
For those of you that don't know, Mr. Tudos is a long time poster here. He offers a counterbalance to some of the more positive posts, but still - a fairer prospective than most from that vantage point. I appreciated much of the advice he gave me when I was looking to come here - it kept my eyes open. And, it helped me keep a fair expectation of the area. It seems like paradise 95% of the time for me, but I appreciate the foresight he gave me - it helped me consider what I was doing, and where I wanted to live.
