In this market? About $250k, 2ksqf on .25 ac at most. In Cherry Hill.

NY probably is, in the city. But overall I think NJ is much worse.

I just sold my one property in NJ for $75k to a friend three days ago. That is about all I thought that little 800sf, 100 year old house was worth in a less-than desirable commercial area. Taxes were $7,000yr!

Florida is a cake walk when it comes to cost of living in comparison.....for homeowners anyway.

Yeaouch!

If/when we buy there we'll be fulltimers. Should know this June/July. Already getting pre-approvals out of the way just in case.

It all depends on where you came from..We lived in the Far Western Suburbs of Chicago.. My wife says Groceries are Higher here.. Water is higher.. Insurance is MUCH Higher here , both Home and Auto and Gasoline is higher..Having your home repaired is often higher here. If your retired as we are, it is pretty much a wash.. But dont forget why taxes are lower here.. Florida ranks in the bottom half for Wages which are tired to Quality of Life and the Quality of Schools , Grade Kdr-12th, Roads etc etc ..Dont forget that the Chances that you will make in Florida what you made in IL NJ NY MA VT CT MI are NOT Good..

This isnt IMHO really a fair comparison because it doesnt reflect Home Values... but here is one list ..
The Worst ( Highest) States.. BTW I dont see anyone near 10% hahahaha ROTFLMAO...

Best ( Lowest) states...
  1. Hawaii - 0.26%
  2. Alabama - 0.33%

  6. Arkansas - 0.52%
  7. Mississippi - 0.52%
  8. New Mexico - 0.55%

Florida is somewhere in the middle and with PC at around 1.2%??

PC doesn't have city tax, NP does. The Charlotte Sun is available on line (Windows machines only) and will give you an idea. NP cops are routinely getting into trouble.

PC homes are generally older than NP homes. However, the PC homes generally have city water, while NP has wells (softeners, etc). Septic systems are common. The Spring Lake area of PC is being assessed $500 a year for a sewer system that does not exist, costs have jumped from $10M to $37M. There is a movement to incorporate PC, but don't expect that to go anywhere as it will just add another cost for the same services.

You can get a canal home but unless the home has been elevated above flood zone level, flood insurance will be pricy. Easier to just trailer your boat to Spring Lake Park or Punta Gorda and launch.

A search for "North Port city tax" doesn't reflect anything. Are you talking about an additive percentage to the 6% state sales tax, a separate City tax, or something else?
