We bought in port Charlotte and people we have met have been extremely nice and welcoming.

No, not because of a dollar light bulb..but because of a employee..possible neighbor..With a bad attitude.

OK got it. You didn't buy a house in an area because of a worker in a Home Depot with a bad attitude that you thought could possibly be your neighbor if you bought there. Makes sense now that you cleared it up.

Haha I don't think your missing much. The reviews for it are pretty bad.

Lots of helpful replies, we sure appreciate them all! Sounds like I have a very good idea of the areas to avoid and the houses we like are not in them. Great news as we were hoping so, plus the homes we seen were perfect for us.

Yes, the HOAs and deed restricted areas are something we are just still considering. There are sure things I like about them - keeping people's yard in nice condition and upkeep but there's certainly some cons to. We haven't ever lived in an area like that, so we aren't sure just how overbearing it could feel - if it would. We are people we keep our yard looking nice, no junk in yard, house kept up well ect. So we shouldn't have any issues with HOA/deed restrictions.. Should we?

Majority of homes we saw were NOT in a flood zones, which is really what we want. We currently are in a flood zone where we live now and pay $1000 a year for it. We do not want this when we move. All homes were also block homes, which is preferred also. If we found a home we absolutely love, is a frame home THAT bad of an idea? Or should we only choose a block home?

The population average age doesn't really bother us. Even though we're young, most all our friends are 40+ so we sort of like a older pop.. Ok.. Sometimes the older folks can be slow but we will manage haha. Also, we are self employed so jobs are not an issue. However if eventually I want a part time job, it would be entry level.. Office worker, retail ect. Not planning to right now, but if needed, part time is all I would want.

One thing we did check was comparing grocery prices (not that it would effect our decision to move, but just to know everything we can before moving) and did notice a slightly higher difference. At home, we normally buy whatever is on sale that week, so we would do the same at publix or Winn Dixie. I noticed some decent sales in their ads.

I am liking what I hear of the deep creek area. I thought the homes were very nice looking, not on top of each other and closeby everything still. We will definitely be getting homestead once we are moved in, this sounds like a good help with taxes and to regulate it so they cannot drastically increase it at once.

We got quotes on a couple homes and expecting to pay around $1200-1500 a year for insurance. Without flood. Property taxes on houses we saw ranged from $1000-$2000. Most didn't have homestead, so it could go up or down even. I'm expecting at least $1200 right now average. We went into a open house while there and the homeowner was their. Told us utilities were about 40 for water and 80 electric. We are not home much and conserve a lot. So I do not expect us to pay to much more, as long as everything is newer.

We loved Arcadia's downtown. Lots of nice antique shops. We went their last year while in Sarasota. Also enjoyed the Myakka state park - do they offer any discount or passes for FL residents? We would probably go there often.

Pay no attention to the current taxes. Yours will almost certainly be higher. A sale will prompt a re-assessment as of Jan 1 following the sale, and since we are in an appreciating market, the home will be reassessed higher, guaranteed. Not trying to scare you, but gotta keep it honest.

What I was told by CC Tax assessors when I was looking .. Multiply the sale price by 1.5 and you in the ball Park and will possibly be a little high.. Yep that's what we are seeing .. Yep that number was a little high..
