I have all day (unlike others) to let you guys drive me around. Problem is, since last year I haven't exactly found 20 realtors willing to do anything more than email me their custom mls dump that hasn't been screened by them for any sort of accuracy at all. And manipulated to favor what the realtor wants to sell.

Requirement: screened porch in 33308
MLS dump: 180 properties with balconies (no screened porches) in a whole different town not even close to 33308 but hey, it happens to be in the realtor's neighborhood

Maybe by putting you on a balcony - its his way of putting you on a pedestal! ! Maybe he want you to be close by, thus the huge opportunity to search for homes close to him. - You need to think positive.

I would have to agree with you though, Realtor.com is pretty much of a joke!
Even though we may not always see eye to eye on certain subjects...(cough North Port) I would never lump you in with them. You have been a great with your information and helpfulness!

runswithscissors - Why are you only contacting 20 realtors? Try contacting 40 next time. Oh, and be sure to call them often, especially late at night, early in the morning (before dawn) and on holidays. Hope that helps. LOL

Other than the actual separate area board of realtors listing where they get a listing number, every other listing service is a voluntary entry. Realtor, Trulia, Zillow, etc are not complete listings of properties for sale in your area. In fact, an associates own company web site is voluntary. I know of listings that are not on realtor, trulia. I know of listings that are not even on the RE associates own company web site. And I know of a realtor that has listings that is not connected to an office, doesn't even have a web site but uses realtor.com with no photos.
Along with realtor, trulia etc web sites, national franchise real estate web sites are designed as a one size fits all for the lowest common search, [zip code, price range, bedrooms] and for the lazy or computer challenged RE agent. If the associate picks a wrong category when filling in the form, what you want will not appear. Such as, if you want a house with a two car garage, if the associate doesn't click, two car garage, what you are searching for will not appear on your list. The web sites are also designed to give only enough information to get your attention where you have to make a phone call.
Where people from Manatee to Charlotte county area are concerned and interested about important things like year built, flood zone for insurance purposes or if a property is in a CDD, people looking at a web search in Texas or Nevada could care less.
This is why bigger is not better. I don't think that people in Orlando are concerned about a flood zone, but for people in Charlotte, it's a big deal. This is why we are upset that a listing page designed by Innovia was such a great site to use. It was designed for our local environment and conditions. And as an annoyance to the mid-florida board, we didn't have to call anyone for listing information.
Not only does a small inner circle group now control 33,000 members and their dues, they will also control what information will be given to the public.
Just as a realtor in Ocala Fl, Atlanta GA, or Richamond VA knows nothing about the environment and local conditions in Manatee to Charlotte counties, neither do the people 180 miles away in Orlando.
The bigger is better, one size fits all mode doesn't cut it.
