I would like any information anyone might have on this area-good or bad! We are looking for good neighborhoods-not big city areas. It seems that the west coast-although hit by hurricanes as well, gives you a nicer home for the money and away from the big city atmosphere. We do have a teenage son, who enjoys watersports, and dirtbike riding. Any suggestions on other places to look, I would appreciate it.

Hey, I just saw this thread. The area is great! Lots of fun things to do and
the area is booming. My home is in Deep Creek which is a great community.
Homes here are all kept nice and neat. The people all look out for eachother too!

Do your due diligence.

I was looking the the North Port Area until I googled the area and saw complaints about excessive fines for violations with respect to expired permits, not having a house number posted, buying a home that had unpermitted work done years go by a previous owner. They were talking Thousands in fines.

Just some things I've run into.....
I noticed that just about all of the bank owned homes have been vacant for a long time (years). Many have been vandalized (AC missing, copper plumbing and wiring ripped out.
Without AC running, carpets mold.
Most banks no not keep up with the termite and other pest treatments.
In the Cape Coral area, the assessment for the water/sewer hookup adds upto $15,000 or more to the cost of buying the house. Be sure to ask about any assessments and factor that into your offer.
Then of course there is the Chineese Sheetrock problem. (mostly with houses built around 2006)
Use Zillow.com to see how long a house has been on the market and about any price changes. I've seen house prices jump $20,000 or more during snowbird season. (Novebmer - April)
