Do they have to have views. A nice wooded 1 acre lot with trees is very nice and hard to come by here. Some of the North Raleigh neighborhoods that you mentioned (off six forks/Creedmoor/Durant) that are upwards of 1 mil with a view have very nice homes with beautiful large, private wooded lots and are in their price range just not with a lake or golf view.

For North Raleigh near or off Creedmoor, there are plenty of options < $750K. Sure, there lots of the new neighborhoods are > $1 million. But some of the new neighborhoods are in the $600-$700K range. And there are plenty of resales in the $600K range.

For some new neighborhoods, look at Ethan's Glen or Parker's Falls. Ethan's Glen is a little lower in price at $600K+, while Parker's Fall is $700K+. Both have large, heavily wooded lots.

For resales with homes < 5 years old, your have even more options. Old Creedmoor, Mt. Vernon Crossing, Pappillion, and several others. Ethan's Glen also has plenty of resales in this range, with many under $600K. But most of the homes in this area that are in the < 5 year old range are in the $600K-$700K range.

If your parents are willing to live farther East away from RTP, then the prices drop quickly, as the prices fall the farther you move from RTP. For larger lots in North Raleigh, look in the Falls Lake watershed area, though. Outside of the watershed, lot sizes tend to drop to what you would find in any other suburban area.

mom of 4 - by view if you mean golf or water, no they don't have to have, but they would like a wooded lot close to 1 acre......my parents like the serenity....they don't want the typical suburbia .25-.5 acre lot.

rfb - we looked at ethans glen a couple of weekends ago and toured the homes there...at the time we discounted it because it seemed nothing was out there and the lots didn't seem that big.....but we may have to reconsider that as one of the options....

i'll check out parker falls on my way up to WF tomorrow...hope it doesn't rain hard!
