This development has been the subject of great controversy in Durham.

I actually live quite close to that area. It's nice to have a separation between towns and counties but in that same breath beefing up the connector roads definitely makes it easier to navigate from one place to another without having to get on big highways.

Good, it just gives me even more reason to not go near the urban sprawl and suburbia hell that is South Durham/Southpoint. I am so glad to live in North Durham, it is light years better than living in South Chapel Hill (I mean South Durham).

I guess the prospect of an additional $8m a year in taxes and 3000 jobs was just too much for the Commissioners to pass up. Looking at the developers website it seems they have good intentions regarding the water runoff impact on Jordan Lake, but the proof will be in the delivery and hopefully the Commissioners will demand strict compliance and have agreed financial penalties for any shortcomings.

Whilst the developers may be spending $6.5m to improve 751 from I-40 to the development, my main concern is that as much traffic will approach via Okelly Chapel and 751 south of the development, and who is responsible for the improvements to these roads?

So, I am assuming you live in a condo in Downtown Raleigh or Durham and have never lived elsewhere.

Not that the 751 SOuth development is the best thing ever, but pretty much every place to live in the triangle is sprawl as it was trees at one point and is not in a city center.

I guess as long as we get a place here, no one else should be allowed to move in behind you?

This was a great decision. Everyone I have spoken to about it are thrilled. More jobs, more tax revenue and a great master plan. It's no wonder everyone is so excited over this.

What a shame.. I always enjoyed the drive up 751 to Durham from Apex. It's a beautiful, rural area. I can't imagine that this much development only 1 mile from Jordan Lake is going to have anything but a negative effect.

What is the exact location of this development - the site plan on the 751 South website was small & vague... Is it on 751 North or South of O'Kelley Chapel Road? What are the other streets that border the development?

It's directly accross from where Fayetteville St ends at 751. You can actually see the zoning sign there.

Personally, I think it's mostly a good thing. Southpoint will cause the area to grow, that's just inevitable, and it seems (who really knows?) like they are doing this one right. I drive accross 751 to get to work in RTP every day, and I will miss the traffic-free commute, and I'm sure it will suck for a few years of constructions, but growth will happen and this is a prime location.

Now with that said, if I had my family land there for the past 10 generations, I'd be fighting it with everything I have. I'm just being honest....
