Hi! I've lived in Village Lakes since 2000, happy to try to help you figure this out. Lived in Raleigh 30+yrs, including zip code 27605, so can tell you lots about the history of the area in terms of grown, appreciation, schools, etc.
For the past few months I've been searching for a larger home and considered moving to a zip code with more "snob appeal", (ITB, Cary, N. Ral & WF) this is tongue in cheek. Actually I was willing to double my mortgage, but couldn't find a home in a neighborhood that gave me the amenities, convenience and family friendly atmosphere that VL has with its open spaces and ponds - not to mention the features that VL homes have. Most homes in this neighborhood have larger kitchens & bathrooms than many costing $100k more. Like many neighborhoods in the triangle, lots can be small, .12 to .25. But I've looked at home for $350k+ that had the same or smaller lots. Our sister community is Park Village in Cary, of course you'll pay tons more due to Cary land values.
VL was primarily built by Sunstar homes, and other builders were allowed to build here - hence the variety of styles. the last street to be built was Hanska, and that is the one you'll see crowded with cars, the lots are smaller, and I think there are some rentals there. I believe that street was built by one builder who didn't build anywhere else in VL. For the most part, it is a very friendly neighborhood. It's great for families, you see people walking, riding bikes, kids playing. I feel very safe here. You can fish or canoe on the ponds, and check out the wildlife as well as play tennis or use the pool. I've heard VL called Raleigh's hidden gem! We have a city park down the street with walking trails. Yes, some homes look tired, but so many more are well kept. The HOA is addressing this issue. As for the zip code, we are on the northern tip, yes, not considered a hot zip code -but I believe that will change as more people move to the area and share the word of how convenient and economical it is to live here. Home prices are all over the place in 27610.
Profile of homeowners - age 25-65, singles, families, single parents, white/blue collar, teachers, cops, college professors, medical professionals, business execs, state govt wkrs, truck drivers. Schools - as a former PTA brd mbr too much to say about Wake Co schools - they're in transition. Schools that were always top tier have slipped and are having issues - in N. Ral esp. Our elementary school is Hodge Rd, I have been very pleased with the teachers and leadership. Middle school is Carnage - hit or miss, varying opinions, good AG program. Alternatives (by special application) are Moore Sq magnet, a neighbor friend teachers there, new leadership last yr, school was redistricted, should be a great yr for them. Other is Heritage MS, Wake Forest - love it. And Centennial MS.
Check out the neighborhood and then compare others in hot zips...you'll be surprised!
