Hello,

Does anyone know much about this subdivision? I'm currently thinking about buying a home in the Cary/Morrisville area in the mid 300K range.

Wow, the prices have come down there! I believe it was higher-priced homes at first, but when the economy tanked they had to revise their price point (and homes to go with that price point). Good for you, not so much for the original buyers. I think it looks very pretty. Accessible to Grace Park and such. No community pool if you want that. I guess it depends on what you want. Do you have kids? What are your priorities?

If you have kids that play outside, I'd be leery of that development. I like that it's small, but it is almost too small to be located right there off Davis like it is.

And as annesg pointed out, they really have dropped prices out there. I've been in the model, and it's nice enough for a semi-custom sorta deal.

I wouldn't want to live that close to Davis with no trees to break the noise and such, myself. There are so many homes around at your price point in the area that would give you more for your money.

It's a different developer than the previous chessington homes.

The old developer and Capital Bank offered 100% financing at as low as 3.95% to get rid of the inventory which had been sitting for quite awhile. The existing houses look really nice from the outside. The new price point is much lower, but not sure how the floorplans/exteriors will compare. I would be concerned of the location/right off Davis dr with no buffer between it and the community.

I'd really suggest driving out there and through the community. I used to live in Morrisville and thought that subdivision always looked "odd" - no buffers, inconvenient to get into if you're coming from the RTP side of Davis drive, and just looks unfinished.

We are seriously thinking about buying from this subdivision. We have been there more than couple times, and we liked the floor plans and their options. They don’t have restrictions about options like other builders; you can really customize your home. For us the important part is the quality. Crawl space and energy efficiency also add up to positives. We even talked to the people who lived there and they seemed very happy about the neighborhood. Yes, it is right off the Davis, but there are a lot of subdivisions exactly like this one on Davis Drive. So, it depends on what you want and what are your priorities. Good luck with your decision.

Backing to Westport townhomes on the east side of Chessway puts you away from Davis Drive the most, and might be all right.
Or one of the interior lots on Rapid Falls.

I always suggest being cautious about taking a location on the perimeter of a community, as you can't control what happens on undeveloped adjacent land, or whether any buffer will be adequate.
