I recently put my townhome on the market, but I'm a first time home-seller and I really need some advice on selling the place. We have a great realtor, but we simply are getting absolutely ZERO showings. Not even a single one or inquiry in over a month.
We have a new townhome that will be done being built in a few months, and the complete lack of inactivity on our current place has me very nervous.
I'm currently located right off Walnut Street. Right next to US-1, the Beltline, and everything that matters in Cary, so I know its a great location. I've currently am planning on dropping the price another 6,000 (to 89,900).
I'm not sure if anyone has any idea on how we can get ourselves at least a showing...or if anyone knows someone looking to buy in the Cary area? Or maybe someone willing to purchase and rent it out as an investor? I was also thinking maybe things will pick up once college graduates and summer hits. Any thought on whether this may be the case?

Assuming I found the right listing - do you have an agent? The listing seems very poorly written. I'd say you also could use more pictures (four isn't very many), and ones that don't make your interior look so dark. The bold paint colors could be a turn off as well. Complete lack of showings would tend to indicate a really overpriced listing - are you appropriately priced based on recently sold properties?
And if I didn't find the right listing, never mind!
Do whatever you can for the atmosphere..staging, baking cookies for open houses (have you had any?), & if all else fails St. Joseph has "worked" for many of my friends & gave us a great story for our home sale last year.

As much as these are all good ideas personally I believe that price is 100% the reason for lack of showings as long as there are not any other glaring problems (next to a freeway, etc.) Sellers need to watch comps closely when setting their initial price and for the duration of the listing. You have to be REAL in this market.

Thanks everyone for your responses! There are actually two others for sale right near mine (same style, same size). One's listed at 95,000, the other is 89,000 (I believe it was). Dropping ours to 89,900 will keep us right between the two others, so we are in range of the comps in our area.
I'll see about getting some more pics up on the net, that may actually help out.

Look at *sold* comps - not what is currently for sale in your neighborhood. What if those other listings are overpriced?
PS - Looking at Wake County real estate records, the most recent sale for your size townhouse is $86,500 but you would have to ask your realtor what the actual sold price was net of any seller assistance/repair allowance/etc.
