We have had our house on the market for awhile now and I am interesting in staging. The price is already pretty low for a 4100sq ft house and is quite a bit below tax value. We are already losing money on the house since we finished the basement (to get to the 4100sq ft) and want to see what might help.
If your pricing is in line with sold comps, maybe the staging could be what you need to make it stand out.
When I say "in line with sold comps" I do mean "listed at a price that closely matches the sold price for homes with the same number of bedrooms/bathrooms/common areas, and same level of finish."
I'm not thinking of the price per square foot. That doesn't really mean THAT much in your case, as a larger house will almost always go for less per sq ft than a smaller house if all other factors are equal (types of rooms, number of bedrooms, bathrooms, lot size, etc).
