Are any new developments being built in a nice part of Raleigh? I've seen the area off poole road and didn't like the surronding area. It also seems like everything being built is a townhome. We saw glenwood crossing townhomes and it seemed nice. Then we spoke with someone who lives in one of the townhomes and they said it was mostly filled with renters and the owners are having a tough time finding renters. Just because everyone is trying to rent them out.

Our requirement is it must cost under 250k and have a one car garage at the least. Three bedrooms and 1.5 bathrooms would be perfect. Thats pretty much it. We would consider a townhome with the same features.

Does it have to be Raleigh itself??? There are quite a few neighborhoods in Fuquay Varina and Knightdale. You have pretty easy access to Raleigh from both these places.

Anything BRAND NEW in North Raleigh is going to cost a bit more than $250,000 unless you can do a townhouse. If townhouses are a good fit, you may want to consider Glenwood North or Bedford.

If you will consider something maybe 2 or 3 years old, you'll find even more to choose from.

It might be best to consider the surrounding areas depending on where you will be working.

While it is always possible to create desired criteria that the market doesn't offer, there are tons of new construction single family homes in the Raleigh area that meet your criteria.
You can find communities in NE Raleigh, East Raleigh, SE Raleigh, and also in surrounding towns. Looking at surrounding towns opens MANY creditable options.
Your agent needs only to search for them under "Wake County, new construction, </=$250,000, 1garage," and sift the results.

Townhomes are available too. The reasons that the townhomes are rentals, and vacant rentals, are the publicity we have had as a livable area, the ready cash coming from out of state to invest.
The issue is compounded by inexperienced "investors" who don't know how to analyze a rental and pay for more for a property than the actual market rents can ever justify.
When you see a $400,000 rental home asking for $1700/month, or a $250,000 townhome asking $1200/month, odds are you have a rookie landlord taking a bath, big time.
If they try to raise the rent to tote the note and expenses:
Voila! Vacancy!
Makes it a less attractive neighborhood, I agree.

Knightdale, Knightdale, Knightdale. It is the place to be. We just closed on our new construction home in June - Centex Churchill off Old Faison Road. We paid 196k for 2340 square feet, 3 bedrooms, 2.5 baths, loft. Good value!! We are in our mid-20's and never in our life, living in NJ, thought that this home was possible. The neighborhood is great, super friendly people from all different types of backgrounds and safe. Good luck
