I know these are two completely different neighborhoods but we found two houses we really love in both and can't decide...we have 2 younger children...any input is appreciated because we love both but can't buy both.

I am inclined to recommend Sunset Oaks as it is further along and has had very steady sales since breaking ground. The Woods has not held its value like the South side of the neighborhood but that could work in your favor if you are looking at the upper end of Sunset Oaks. I personally prefer the custom section on the South side-those homes by DJF, J.Scott, Grayline, and the others just really appeal to me more than John Wieland's product does.
Churchill Estates has been VERY slow to grow-back when the market was much stronger it never gained any traction. Robuck and Lennar have moved in and sales have tipped upward slightly but the whole neighborhood seems kind of lost in the shuffle. There are a few VERY stale resales in there, too-homes that have been for sale for YEARS.
There are a total of 42 occupied homes in Churchill Estates versus hundreds in Sunset Oaks-if you are concerned about meeting people and playmates for your kids I think those numbers are important to consider.The other piece is the Swim Club-Sunset Oaks has an incredible facility (at a pretty dear price, but still pretty awesome). I think it would be easier to meet other families with children in Sunset Oaks based on the rec facility.
