non-hoa subdivisions?
Just doing some research here and trying to compile a list. If you live in or know of any subdivions in Wake County that do NOT have an HOA, can you please let me know? The price range if you know it would be very helpful as well. Thanks!!!

Guessing at a lot of the pricing, and may include fixers
Cary:
Scottish Hills...$160,000-$275,000
Savon Heights...$170,000-$240,000
MacDonald Woods...$150,000-$220,000
Giverny....$270,000-$395,000
Several old neighborhoods in Heart of Cary....$140,000-$299,000
Westfield...$260,000-$300,000+
Trappers Run...$150,000-$220,000
Carousel Park...$180,000-$240,000
Irongate...$145,000-$200,000
Royal Oaks...$140,000-$220,000
Willoughby Place...$160,000-$235,000
Oakwood Heights..$130,000-$210,000
Madison Oaks...$150,000-210,000
Greenwood Forest....$180,000-$295,000
Hearthstone farms $180,000-$240,000
Canterbury Woods, between N. Harrison an Reedy Creek...$170,000-$220,000
Kurtsbrook...$200,000-$250,000
Triangle Forest...$200,000-$250,000
That is just a Cary Sampler.
A Wake County search turned up 1255 Homes showing no dues, but I know some of them are wrong.
I would hate to be the agent who listed Preston as having no HOA dues...

My subdivision has no HOA fees, but I think that there is some kind of loosely organized HOA. I live in the Ridgebrook subdivision in the unincorporated "swift creek" area of Wake County.

My subdivision in North Raleigh off of Leesville rd. (Pemberton) does not have an HOA, but it's only 2 streets, the rest of the 100's of houses in our development do have an HOA as they were built by different builders 2-4 years after our house (built in 1995). The neighborhood looks great and I'm so happy we do not have an HOA (had issues with them in a previous house in NoVA). I've had no problem neighbors and everyone seems to do a good job keeping up on their lawns and not leaving trash around, etc. In fact we have some real friendly relationships with a few neighbors and it's a breath of fresh air considering what I dealt with before. I love waving at the neighbors and cars when they drive by...
Prices for our 2 streets would range anywhere from $215k-$270k (1450-2250 S.F.)

Having no HOA doesn't mean that you have no restrictions.

I'm not looking to have NO restrictions why would you presume I am? I just refuse to let a bunch of power hungry neighbors tell me how to live ever again. And just by virtue of the fact that an HOA can foreclose on your home, well I just refuse to buy into that ever again just on principal. I tried it and it wasn't for me. That doesn't mean I want to move somewhere with no HOA so I can go crazy and ruin the neighborhood. lol
