Kitts Creek--I liked it
Visited the development on Tuesday with open mind. I really liked most of the syles especially the Adirondack bungalow styles. Great pool and green. However, the one big negative was lack of trees. A literal desert plain with brown grass, etc..Not unlike most other new developments in Cary/Morrisville, though. There is one existing
Adirondack bungalow listed at $304,000 which I thought was quite reasonable and one year old.

Hi,
Glad to hear you liked Kitts Creek. I think you mean that there is a cottage listed for $304,000? The bungalows are one story, brand new (still being built). The cottages are still being built with one re-sale which is listed for $304,000, but I believe has been reduced to $300,000.
I have to agree that the grass is the wrong type of grass for the hot weather and hopefully will become greener once the heat isn't as intense. I found it weird that you said that there were no trees. There is a tree on every person's lot in the front yard. The neighborhood is also marketed as "tree lined streets". Did you drive down Legendary Lane? Since that is the only street to be fully completed, that is the best place to get an accurate view of what the neighborhood will look like once built out.
Glad you liked the neighborhood, I see many people driving through looking at the homes on a daily basis. Most people are very welcome to answering any questions if you ever want to stop one of us while driving through. Have a great day!

You are right
about the saplings. I just meant that the community (and other new ones) would be so much more attractive if there were mature trees. The heat of last week without trees reminded me of a desert coupled with the drought. I believe that Kitts Creek is a good value for new homes, vis a vis some of the other new developments that are dominated by snout houses (garages in front).

Kits Creek is a nice neighborhood. It's one of those neighborhoods that you either are going to love or hate. Everyone that I have brought there has always had an opinion one way or the other.

The same is true of most new developments. It takes a couple years for the trees to fill in. One of the appeals of buying into a more mature neighborhood is that the landscaping is already filled in.
To me, garage in the front makes a lot more sense than garage access in the rear (with alleys). If the garage is in the front, the backyard is a lot more private. If the garage is in back, the backyard is open to the neighbors, too.

Kitts Creek is a neat community, but I personally would hate to live there. There is parking for a few cars in the driveway, but if you have company I have no idea where they would park. In the lot at the pool? There is no street parking & they have signs up that it's a $50 fine. & if you park in the alley you'll block your neighbors from getting out. Just a weird concept/design imo. I saw a few larger lots, but most were jammed together and no yard to speak of.

The airport is a big draw. Who in the world wants to live near an international airport???
What in the world are you guys thinking??
Would you live under the flight path say of JFK in NYC??? Hartsfield in Atlanta?? Think about it the airport will get very busy sooner than later.

The airport is not a factor at Kitts Creek.
The approaches are south of the subdivision.
The parking issue is a more interesting topic.

Funny how some neighborhoods look so appealing when there are NO PEOPLE LIVING there. The add a family with 2 or 3 SUVs and then have visitors on a weekend and the place well looks awful.

I'd be even more of a hassle if you lived 2-3 hrs away from an airport. Or even 1 hr. It'd be an expensive cab ride and a hassle each time you tried to leave town. The proximity to the airport is a plus as long as you weren't directly in the flight path.
