This house caught my eye. After doing a little research of the going rate for similar houses nearby, it seems like it's priced a bit high. What does everyone else think?

I don't know about the value but that corner near Club Blvd & Roxboro is not an area I would want to live. I grew up near there and it has changed. Just riding through scares me.

I think you should consult your professional real estate agent that represents your interests, not the agent off the sign, and go from there. Your agent should have been involved in at least 50 home sales - 10x your likely lifetime average - so they will best know how to steer you through a home purchase.

Northgate Park is a nice neighborhood but does connect to some more challenged areas. Very much a block-by-block kind of scenario. That particular address is a little farther east than the most desirable parts of NG Park, but there have been many families and young couples moving into the general area and it may be that the forces of renewal are pressing east (or westward from Colonial Village.)

Best bet would be to connect with the NPNA neighborhood assn listserv. The DurhamHoods web site has all that info.

Agreed on the advice for agents. STRONG recommendation to look for an agent that specializes in DURHAM. Most agents from Wake, Orange, etc. do not know the ins and outs of Durham's in-town neighborhoods.

Glad this thread is here - thinking of buying either in Northgate Park or Colonial Village this fall (provided I can talk myself into leaving the beach). So generally, it's the streets around Roxboro that aren't so great, but further east into Colonial Village and further west into Northgate Park are better?

Excited about getting one of these little houses - it's just myself and my dog, so they're perfect.

Northgate Park and Colonial Village are nice, affordable neighborhoods. My general sense is that the Roxboro corridor and Braggtown side are less desirable and less gentrified than other sections. I know NP better than CV, but both have active neighborhood associations, would again suggest the listservs to get more familiar.

Northgate Park, itself, is quite nice after its recent renovations, from the dog park to the repaved North-South Greenway to the new amenities to especially the great stream restoration. I took this photo below last month -- hard to believe this was taken a two minute walk away from I-85!
