Does anyone know anything about the subdivision The Barony. We are considering building there but we are wondering why so many lots are still available there after its initial opening.

There's a LOT of competition in the $1,000,000+ range in this area. There are several subdivisions all within a few miles of each other with upscale homes. The lots over in The Registry were selling like hotcakes for a few years.

IMO, the Barony is too close to Creedmoor Rd (which is a busy & noisy road), and not as large a neighborhood as I would prefer (not as many kids for my children to play with). The Registry, mentioned above, is marginally better. But there are other neighborhoods that I like more than either of those two.

for most people, there are much better options than going so far north of 540.

That depends on what you are looking for. 1-2 (or more) acres of wooded land isn't easy to come by outside of a watershed, and many are willing to make the tradeoff to live 3 miles north of I-540.

1. 540 or 98 are easily accessed. +1 for the location for people who want to go to Durham, RTP, RDU, Morrisville.

2. One day Creedmoor Road will be widened. -1 for noise and traffic.

I don't foresee Creedmoor Rd being widened anytime in the next 10-15 years. It's would be a HUGE project, and would require a few new, large bridges. They'd have to buy and move/destroy homes, build up HUGE low shoulders, etc. It's an expensive and time consuming project. Not going to happen anytime soon.

Thanks for the response - we are relocating and are looking for a really beautiful neighborhood with larger homes preferably with land to build on. Could you mention some neighborhoods that we could look at?

The Barony and Rose Manor are both about 5-10 minutes out of "town" or about 5 minutes from interstate 540. Do you want a rural or urban setting? Do you want 1-2 acres, or do you want a giant home on a .2 acre lot? In the area where the barony is located, is within a watershed zone, and you can't build on less than 1 acre, so it's more spread out. I moved to this area for that very reason. You also don't have city taxes. There are big high end subdivisions all over this zip code (27614)...The Registry, Devon, Rose manor, The Barony, etc. If you search real estate on a local MLS site, and search by zip code, then look at the homes over $1,000,000, you'll get a good representative list of nice neighborhoods on that general area.
