Turnberry Subdivision near Crabtree Mall
Can anyone tell me their opinions about the Turnberry subdivision near Crabtree Mall? There is a house there my wife and I really like... is this a good area? how bout equity in this area? crime? is it close enough to the city for reasonable commute?

I have a friend who lives in a neighborhood near there, and it is a very good area. She is in brookhaven (just north on creedmoor behind jeffrey's grove elementary school) and they love it. Yes, it is close to crabtree (flooding) but it is up the hill, so that wouldn't seem to be an issue. It is definitely a convenient location (lots of stores, etc around), plus relatively close to downtown (on glenwood) and the NC State area. Anyhow, if you love the house, you cannot go wrong with the area.

I would have to say it is a regular happening! In all seriousness, yes, crabtree valley mall is built around crabtree creek. It does flood, has since it was build. They have tried to fix the problem, but when there are big long rains it will flood. It flooded this year, which was a relatively bad storm, and I recall it happening last year as well.
Anyhow, it definitely happens!

But you dont feel that the flooding around the mall is anything to be concerned with? should i get flood insurance in this area then?

Just check out the topography of the neighborhood. If the house is on a hill a good distance away from the Creek or any of its tributaries, then you should be OK.
This advice holds true anywhere...any state, any town, etc. Know the topography of an area before buying a house...it's just good precautionary measures. As an environmental scientist, you can rest assured I know this is good advice.

topozone.com has topographic maps. But I also highly recommend using one's own eyes. If the house is on a really high hill, then you're obviously safe. If it's in a low lying area and you see bridges or culverts on the road leading to it, it's a good indication that there are streams (or wetlands or ponds, etc) close by.
The crabtree area has a mix of both of those extremes.
