Well, that just might be true and lead more people to just stay put and hunker down for a while. However, I think if those people are still out on the market and holding out for the big bucks they might do better to just post their "Make me move" price on Zillow and not waste buyers', agents' and their own time.

Realtors,

What are seeing for sales in Sunset Ridge? We are about to put our house on the market and I'm getting really nervous by all I read!

Its a real nice neighborhood, there are a bunch for resale, when did you buy? how much equity do you have in the house? have yous seen the comps in the area? All questions you need to know. Do you have to sell? Etc.

If you home is older 5 to 10 years you will be competing with newer built homes at the same price point. good luck selling is no fun in a market like this. I would be the lowest price in the neighborhood and really clean out everything, make the house look fantastic stage the baby and boom sell it!

Yes you are the wise one. That is partof the market, here is my make me move price. I will at this price and maybe a tad less but lower just to sell why?. They see the Pulte ad, go visit see a deal and say if we can sell for X amount lets do it. Thats their price. Vicky and Mike maybe we need real estate reform that puts a spot on the MLS for make me move price. Yes they are wasting other folks time and are causing a possible wrong read of the market. On the resale side it may not be as big a buyers market as we think. A lot of sellers are still large and in charge. heeeee if they weren't people wouldn't be complaining so much about them not lowering the price. Want my cul-de-sac lot backing to woods? SHOW ME THE MONEY.

Looks like more Realtors in down markets are refusing to take on unmotivated buyers and sellers. No make me move price here.

Water boy, I'm in Bowie, Md and would love to relocate to NC also, but i'm having trouble finding the right place to go... where can a 52 year-old who wants to take care of a couple of kids during the day and go to curves and play scrabble on weekend like to be in NC North Raleigh... are you near the nuclear stuff?
