Default Anyone in here leasing a home in or around Raleigh?

Are you constantly afraid of the tenants tearing the home to pieces? Are you afraid of not being able to keep it in a constant lease cycle?

I met someone today that is leasing his home since last year. He wanted to move out after having the second child. His home is coming up for lease again and the tenants are leaving. He obviously is nervous about finding new tenants.

I feel for yah!

Move out of what? His current house? The house he is leasing? I thought this was about landlords being worried about vacancy rates in rental properties.

I suppose this isn't the best time of year to find tenants (you might need to offer some kind of incentive, reduced rent or something along those lines). I'd prefer that leases end in May, around the end of the school year. Many people are looking at that time so as a landlord, there's a bigger pool of tenants that may be interested in your property. I write my leases to end in May (for instance, I'd ask my tenant to sign a 15 month lease if the lease started in Feb, and give discount for the first 3 mo or so).
