Now that we've actually visited the models at Carolina Arbors, I thought I'd update this thread.
The clubhouse is scheduled to be completed in the fall of 2015, but current residents still pay $200/month for the HOA. That would annoy the crap out of me!
Not true at all. Our HOA fees are currently $149/mo and will go to $178 when the clubhouse is completed in the summer of 2015.

My apologies. We must have misunderstood the salesperson. And I would agree that $149/mo is reasonable, given that it includes all the outdoor landscaping work.
I just looked up the floor plans. The homes are lovely. I wish ranch style homes were offered in more communities. I'm 33 and HATE stairs..................
The fee for my basic membership at BCCC was $2500.HOAs vary but in general, are very high. It's a great community for families that need big houses. Also has an option for condos (Cascades) that is definitely a cut above and offers some high end, "carriage homes". These are great for young families that want yards but are too busy for exterior maintenance.
CA is an entirely different proposition. It's 55+. The houses are pretty simple, not designed to impress and all are open floor plans wiith master down.
HOA is a very modest $174 a month. And it's like living at a spa. All the promised resources are in place: dog park, community gardens, indoor/outdoor pool, billiards, crafts, bocce, tennis, and on and on....
Having looked at/lived in both.... They are both lovely options. Some great values in BCCC right now but for retirees that have the option, CA makes a lot of sense.

To be fair, the Regency section of BCCC is not at all the same as the rest of BCCC. HOA fees and initiation fees for the country club (which is optional) are totally different than you describe.
Appreciate the clarification. I was thinking about the BCCC estates and villas, not Regency.
Yes, the estates would not even be comparable to CA. I personally don't think the villas would either, but they do include landscaping maintenance as they are townhouses.
Regency would (IMHO) be the closest comparison to CA, but even that isn't apples to apples. Both have their fans and meet a different set of preferences. If one wants golf, that means Regency. If one wants country club dining and bar, that means Regency. If one wants guaranteed 55+ no kids, that means CA. If one wants the indoor pool and full blown, non-stop clubhouse activities, I'd say CA is a much better fit.
But both are very nice neighborhoods with nice people!
