In my opinion, Standard Pacific Homes are steps above KB Homes.
I say that because I've sold both and I just think SPH doesn't hit you up with all the "upgrades" that KB charges you for and I think SPH has better floorplans and CUTER houses!!!

We are building in Twin Lakes and to date, have been very happy with the entire process. Only minor road bumps, as expected with building a new house. We have a great sales agent, too, and I think that has been incredibly beneficial and can make a world of a difference. The atmosphere at Twin Lake is very different from even other KBHome communities.
All that said, whatever builder you choose, spend a lot of time with your agent and ask LOTS of questions. LOTS!

Also - keep in mind that KB is not currently losing their shirt (so far - that may change). Two of its competitors last week (Pulte and Lennar) got downgraded by the NYSE to "junk" status, and are very much in danger. KB saw the writing on the wall towards the beginning of the year, and started slowing down their production, so they didn't get "stuck" with as much inventory as the others.
One of the nice things about buying a new home is the new home warranty, so you probably want to make sure that the builder is around long enough for you to have someone to service that warranty.

KB's is ten years.  One of the many reasons we chose them.

Three months ago we bought at Twin Lakes....we love it. RE: the plane noise, I was worried becaue of some "posts" but after living here for a while you don't notice it....acctually it's beautiful. The community is priced very well for what you get. Alot, of my neighbours did some of the upgrades after they moved in to save on cost. The best part about the community is that you see the signature Martha Stewart touch in the street posts to the original laundry rooms.

I agree that ANY NOISE becomes less noticeable the longer you live in an area.
To some people, the noise of cars or planes or trains is a comforting sound.
Thats why I always say that noise is subjective and you must be your own judge.

I've never heard one positive thing about KB homes. I heard they are built very cheap. I would do research.
For example I searched city-date and got this one: Purchasing a KB Home in Santa Rita Ranch II

Standard Pacific Homes is not an Energy Star Builder while KB is. If you buy a non-Energy Star home you don't know what you are getting, you may be stuck with an energy hog that has high utility bills. KB Home is a much better built home than any non-Energy Star home.
