Willow Springs/F-V subdivisions
We are meeting with a realtor soon to look at subdivisions in this area. We are interested in developments that have new construction, recreational facilities and is in a good school district. If anyone lives in this area, could you suggest some subdivisions to check out or what ones you would not recommend. So far, South Lakes seems to fit the bill but am wondering what else might be out there. Thanks in advance!

Check out Lakestone Village in Fuquay-Varina. I've posted about this sub before. We moved here from out of state this summer and love it! There are lots of new homes in the $270 - 370 range and there are even a couple of resales in Phase 1 of the sub on the market now. We live on a cul-da-sac in Phase 2 and they will begin building Phase 3 once they finish building Phase 2. There are over 100 homes occupied at the moment. There is a community pool, playground, townhomes and are finishing a village center with shops (hoping one will be a coffee shop and dry cleaning once it opens ;-). You should check it out because we love our house and couldn't have gotten all the design/detail, sq footage that we got if we bought in Cary. Our house is 3,000 finished sq ft, 4 bedr, 3 baths plus finished bonus with two unfinished rooms that we use for storage but could expand plus has granite counters, crown molding throughout the whole downstairs, oil-rubbed bronze fixtures throughout and top of the line hardwoods. We got it all for $325,000 and have a HUGE backyard. Google Lakestone Village and Royal Oaks Building Group and you should be able to find info on it as they have different homes for sale listed through those two sites! Everyone in my subdivision is really happy with the public schools in Fuquay too. My kids won't be entering the school system for another year. Good luck!

We just signed a contract to build in South Lakes. We've been living in FV for 3 years now, and carefully researched all the "nicer" subdivisions in the area. South Lakes is a great new neighborhood with nice facilities being built. Lakestone Village is nice to, but the lots are MUCH smaller. Their houses are in the same price range as South Lakes.

I don't know what the lot sizes are like in South Lakes but if the lot size is a factor, Phase 2 in Lakestone Village has bigger lots than Phase 1 and I believe Phase 3 is suppose to be even bigger. Our lot is just under a 1/2 acre but ours is one of the biggest in this Phase. The neat thing about Phase 1 and Phase 3 is that they both have water views out the back of the homes. With small children, that wasn't something that interested me. If we were all older, I would have been all over that. I enjoy running through Phase 1 and watching people relax and fish in their backyards. Very serene!

We live in the Village of Sippihaw in FV. Much nicer here than where we were in Morrisville. A great community, no HOA fees or politics and easy access to 55 and downtown. People are very very nice here too. I have a beautiful custom built home on .25 acres and it is so much better for my kids.

Thanks everyone for respondin to my post. I had not heard of Lakestone before and will ask my realtor about it too. The prices might be a little steep for us but who knows what deals can be made! Big House is Village of Sippihaw in the Willow Springs school district? Liliping, were you able to negotiate on the price of your home? Did you go with Biltmore or Preservation Homes? No, I believe that Sippihaw is in the FV district. My Mom was down visiting last week and she just raved about our neighborhood too. Really found our house to be nice and loved our lot too.

Thanks again to everyone that has responded. I checked out, online, all of the subdivisions mentioned. We are really hoping for at least 1/4 acre. I liked some of the homes in the Village of Sippihaw and wonder if someone can tell me more about it (Big House?). We will be meeting with our realtor tomorrow so please let me know if there is anything else that I should be aware of. To narrow it down a bit, we are looking for something in the low to mid 200s, at least 1/4 acre with community rec facilities onsite or very close by. Send me a PM if you prefer.
