It is obviously what the buyer thinks and considers to be the same area when comparing it to what is being offered by the builder.
Different strokes for different folks.

Because I'm bearish on RE:
I don't own a home

I (likely) don't have a job
I don't have a life.
C'mon, say it. I live in my mom's basement, don't I?
Please. I'm going to go out on a limb and offer a wager for evidence that I own. I'll keep it simple. $50K. Maybe I can lure you in with an amount you can afford to lose.

Same goes here.
I don't have a wife and she does not drive a X5.
I don't have a kid that went to Princeton.
I don't drive a 650i.
I don't live in a 1.4M house.
I haven't been to Hawaii, Bangkok, The Taj Mahal, Jackson Hole, Toronto etc in the last 12 months.
I don't have intelligence because I was on the Dean's List in University and topped my high school.
And my dog (if I had one) does a better cut and paste job than me!
That just about sums it up!
And most important of all I don't have the 2 AP's I thought I had.

Anything to back up this claim? Lets see some of that research you've done. I'm curious how you know everyone's real name so that you can look them up on the internet.
But even if it's true, so what? Doesn't it make sense that people who don't own but are looking to buy would want to make an informed decision about their purchase?

Instead of asking a realtor whether or not you should buy a house right now, do the following:
1) Record your voice saying "It's a great time to buy" with exuberance.
2) Rewind.
3) Play.
4) Repeat steps 2&3 until you're a true believer.
I accept my loss buying real estate, but am comforted by the idea that my absolute losses would be smaller since we own a small, cheaper home.
I am further comforted by the knowledge that my foreign investments have yielded huge returns in the past 5 years, far offsetting any loss my real estate investments will degrade. As a prelude to the approaching holiday, I give many thanks for my personal, emotional, physical, AND financial blessings.

At the very beginning of this thread...I tried everything to EDUCATE those that really do not understand the housing market IN THIS AREA.
Its part of helping those to understand what our market is doing now and to make an educated decision as to whether or not they want to buy and where they want to buy.
I have received many private messages from those on this Forum. Some encouraging me to "put these bullies in their place" and some just venting their frustration and wishful thinking that these bullies will eventually go away.
As for the personal attacks on me...its very evident that you don't know ME. I gave up caring what others thought a long time ago. I realize that sour grapes and jealousy makes people very ugly. I also know that if you feel, in your heart, that you are doing the right thing in life, no one can hurt you, no matter what they say.
I did wonder what it was that make these people so hateful. I actually went back to last year and in my private messages were a few from chi23. Now I KNOW why he is upset. A year ago, he tried to hire me as his agent. After a few conversations, I declined. I realized then that he was not someone I wanted to work with. I'm so sorry that he has held this grudge for a year. Perhaps private counseling would help?
I hope you guys have enjoyed this thread. Some of "their" comments are actually so off the mark that they are funny.
By the way, for those of you that don't know this...you can actually BLOCK SOMEONE on here and never even have to see their name pop up!!!
As for me...I'm done with this thread as the "predictions" are only fun for a while. Time will tell. Life is good!

Yep, I'm still hurting from shorting subprime borrowers and Beazer last year. I think about the pain the extra capital gains cost me every time I look at my portfolio.
I love it when people call me a bully just because I'm not a real estate cheerleader. The more relevant attacks on Vicki did not begin until her and others started trying to convince others that we did not in fact own a house, that I lacked friends and a significant other and children. Oddly enough, someone I used to date never wanted children and she's conducts herself far better than Vicki makes herself out to be. I find it odd how people judge others based on whether they own or rent, have a wife and/or children, etc. There are MANY families in the triangle that just "exist" without really experiencing life. While we've met great friends, there are a LOT of fakes, even more so than up North. Lot of the cookie cutter soccer mom and RTP tech dad with zero personality and their ho hum upper middle income stats. Never travel, never see the world, never really educate themselves and have real, meaningful, deep conversations about the economy, current events, and life in general with their kids and each other.

God ain't making more dirt
You gotta live somewhere
You're not the kind of person who rents
You don't need money, you've got good credit
