2. explain the situation a little better - what makes you think the grading needs correction? Is this water diversion from the foundation? A big gulley washed into the front yard?
Hey I live in Evans farm in Cary. We've noticed flooding in our back yard after rainstorms that spread out close to our foundation. Forms a puddle around our a/c unit. Builder (MI) is dragging their feet when it comes to fixing this issue.
Like the puddle is surrounding the AC, and threatening to rise up so its at least partially underwater? I am assuming that you're within a year of purchasing it as a new home? If it's more than a year, I'd be surprised if they cover this.
If it is supposed to be under coverage, then you're going to have to pressure them to fix, because you can't get a 3rd party out there, do the work, and give MI the bill.
If it's after a year, then I can recommend someone for you to call to engage and pay yourself.

Stay on top of this and take pictures, document and DO NOT use the phone as the only communication device, there is no proof. You need mailed letters. Time is not on your side and if the builder rides this out past 3 months, your 1 year is over. How long is the water remaining in the area after the rain stops?
