Active Adult Communities in Raleigh Area
We are interested in moving to the Raleigh/Durham area and were wondering if there are any Active Adult Communities in that part of NC? We are open to any area within 40 miles of the city.

Just curious, is this code for nudists colonies or swingers groups???
Otherwise, I'm not exactly sure what you are looking for.

No, it is not a code nudists. It is the PC name for retirement areas for people who are 55 or older.

If you are only interested in the Raleigh area, repost your question on that forum for the Raleigh people to see it and answer you  If you are interested in Charlotte I have heard of this new development called Sun City. Here is some info I found online about it:
Sun City Carolina Lakes by Del Webb is the first Sun City development in the central Carolinas and the first since Pulte Homes purchased Del Webb in 2001. The community, located 5.5 miles south of the N.C. state line and approximately 17 miles north of Lancaster, will have at least 3,300 home sites. A grand opening, celebrating the first phase of development, is planned for the first quarter of 2006.
Amenities at Sun City Carolina Lakes will feature a 35,000-square-foot recreational center, and include numerous clubs and volunteer opportunities; indoor and outdoor fitness facilities; an 18-hole golf course; two outdoor pools; an indoor lap pool and spa; outdoor nature sanctuaries; boardwalks and walking trails and a kayak and canoe center.
Sun City Carolina Lakes by Del Webb is located to the west of Highway 521 at Jim Wilson Road. It is bordered to the South by Van Wyck Road and to the west by the Catawba River.

You may want to check out Carolina Trace but it is probably further than the 40 mile limit that you specified. It is just SE of Sanford.

Del Web (Pulte) is building in Cary/Morrisville called Carolina Preserve at Del Web. There was another 55+ community in Cary called Heritage Pines. It sold out very quickly but there are re sales in there from time to time.
Heritage (in Wake Forest) and Wakefield have communities within themselves, as well. Heritage has Heritage Springs and Wakefield has a community that has ranch plans with yard maintenance covered.
There seems to be a demand for these neighborhoods so I expect we'll see more. I sold one home in Carolina Preserve and there was a waiting list.

New place going up in Clayton called Summerwinds. Parker Development LTD. : Parker Realty, go to this site then click on Summerwinds Plantation, very reasonably priced!

Since there is so much discussion about the Seniors group I thought I'd put together a Top 10 list for the Triangle. I have mentioned that I work with Seniors looking to relocate to the Triangle. Specifically, I help Seniors that are looking for reasonably priced ranch/villa style homes in neighborhoods that include Senior activities and an affordable lifestyle or alternatives to 55+.
In the past we haven't had a lot of choices but builders are now recognizing the demand for this type of housing in the Triangle. Here is my list for Spring 2007 with links to the communities for your reference.
1. Ivy Hall. East Raleigh, NC Active 55+ community. Growing area due to I-540 completion. New 2 Bedroom Ranches w/2-Car Garage. Homes From the $220s. WKB Properties, Inc. is the builder.
2. Carolina Preserve by Del Webb. Cary, NC. Active 55+ community w/incredible amenities including healthcare facilities. New Homes by Pulte from the $200s. Gorgeous ranch plans w/covered porches and 2 Car Garages. Pre-sale of new homes now available Q22008. You can even go on their site and create a sample brochure with the amenities that you want on their site.
3. Heritage Pines. Cary, NC. Built by K. Hovanian. Great location around the block from my office. 7 left that are under contract but the families can't sell back home so they may come back on the market in May 2007. Active 55+ community w/swim, tennis, and activities. These re-sale fast and there is only one currently on the market. Low to mid $200s.
4. The Village at Aversboro Garner, NC. New Homes From the $250s. 1,650-2,600 sq. ft. 147 Total Homesites. All brick ranch homes w/2 Car Garages & Screened Porches.
5. Johnson's Landing. Fuquay Varina/Angier, NC. New Villas from the $220s w/2-Car Garages. 2,050-2,600 sq.ft.
6. Heritage Spring Wake Forest, NC. From the $220s. 1,372 -2,225 sq. ft. Not an actual Active Adult community but marketed as one. Close to your friends in Wakefield Plantation.
7. Four Seasons at Old Liberty Youngsville, NC just North of Wake Forest. This incredible new community will feature 275 finely crafted homes with up to 3 bedrooms, 2 to 3 baths and 1 or 2-car garages. These spacious homes will range in size from approximately 1,700 to more than 3,000 square feet. First move-ins at the end of 2007. Start at $288,900 to $327,900. Floor plans are located at the link above.
8. Summerwind Plantation
Clayton, 55+ Single family, cluster homes, condominium, townhome starting in the $120s. The community will have be a wellness center on 3 acres overlooking a pond, SummerWind Plantation will have a 4 acre stocked fishing pond, and fishing pier for use by the owners and their guests, and a large gazebo and fountain.
9. Fearrington Village-Millcroft Low maintenance single family homes. One and Two level floorplans available. Pittsboro, NC Homes 1,600 - 2,500 square feet. One or two car garage. $60k and $80k for lot. $138/square foot average price. $350k-$450k.
10. The Villas at Wake Forest The Villas of Wake Forest features 144 ranch style luxury condominium homes where all exterior maintenance is provided. Prices from the $200s. Builder is Cornerstone Homes.
