We are looking at possibly buying in the Village Square section of Amberly. There are already many many homes in Amberly, and this section is clearly adding many more.

What is it like at the Amberly Clubhouse? How crowded does the pool get? Is it ridiculous? Does it get closed off when crowded? Do the basket ball courts get crowded?
We got to peek in there this past Saturday and it was pretty quiet, just three or four people, is that normal? I realize summer would likely get busier.
Just would like to hear from some current or former residents on these amenities.

With all the new houses built in the non-custom area of VS I would anticipate the pool area to be hellish this summer. Trust me, 3-4 people is not normal!

I've been there in the summer because my parents live in Carolina Preserve and they have privileges there. However, they have drastically cut back on those privileges, which should tell you something.

To be honest, it's never been hellish when we've been there, but we always go early and only stay an hour or so. And I believe they are assigned to a YR school there so that keeps the kids busy during the day.

But as noted, it's not been fully built out when we've been there.

The other thing I notice is they are constantly sand-blasting the pool there. Not sure if they had a problem that occurred when they built it or what.

My kids are getting older so they don't care about going there so much now.

I'll ask my husband about the courts, he's been there a few times.
