They are good for just walking to amenities and shopping like hair cut, restaurents etc.
However I have seen those who moved to these "Town Centers" complain about noise from delivery trucks to the shops, Dumpster truck noise, crowd noise and one I know of residents complain about the teenagers hanging out by the movie theater.

I'm in favor of mixed-use developments. However, I must admit that I have an aversion to condominiums. I know, I know, but I can't help it. Maybe it's just the word "condo". The very word makes my nose wrinkle. It reminds me too much of the '80s. Am I making sense or am I just crazy?

That being said, on three different occasions I have lived in areas where I did not have a car and walked everywhere and I loved it. I walked to the grocery store, the post office, and often popped into local galleries and shops just to browse. These neighborhoods always had a great sense of community, too. The only downside was that the restaurants were so convenient that we rarely ate at home!

When I first moved to the Triangle, I lived in Southern Village in Chapel Hill. As you can imagine, I loved that I could walk to Weaver Street Market and the various other shops at the center of the development. However, it felt oddly fake to me ... mainly because it was completely disconnected from the rest of Chapel Hill. There's an insulated, Disney-esque feeling to the development that didn't sit right with me. However, I appreciate the convenience & the many different housing options: apartments, condos, townhomes, & single family homes.

I LOVE condos. At one time or another, I have owned a total of 4 condos. Each one proved to be a good decision. I have absolutely no regrets. I even bought one in '87 in Raleigh when it was definitely "out of fashion". In fact, I was told that I would never sell it. Well, I sold it by owner 7 years later for a tidy profit to the first person who looked at it. In fact, it wasn't even on the market yet.
I firmly believe that the key to condos is location, location, location....While this is true for all real estate, I think it's especially true for condos/multi-family in the Triangle.

If it's planned well on a relatively small scale, mixed use developments can be successful. But then one looks at areas like the Capital Blvd corridor, which is zoned for both residential and commercial. The Capital Blvd corridor with all it's different mixed use areas is a nightmare and was not planned well at all.

I think that a large scale mixed use area is just a magnet for crime and other problems. A small, well planned one can be successful.
