If we already own the land, what is the range of price for sq ft for a nicely trimmed out home? I'm not talking top of the line but not entry level either. Thanks.

Bo says $130/sqft and I won't contradict him... but my number is $150/sqft. Much depends on factors other than heated area. These factors increase the price:
- brick exterior
- masonry fireplace
- tiled bathrooms
- high-line kitchen appliances
- quality cabinetry
- 9' or 10' ceilings
- concrete driveway
- robust electrical service
- durable roofing
Now if you elect to have all of those extras the number might be $200/sqft.
You already own the land? Good! Don't forget to factor in the cost for well and septic (if applicable). Those are not part of the house but you won't get a Certificate of Occupancy without them.

As a realtor, I can get a spec single family home (with land cost not factored in) built for about $75-$80 a square foot, and that includes things like hardwoods, granite, tile, vinyl siding, etc. If doing a personal home for myself, that cost would definitely go up to about $125/sq foot.

Thanks....$125 is more in line with what I was expecting vs up to $200 when you already own the land.

I live in a custom development and the homes here minus the land cost run about 120-150.
Problem is, they're always going to be cheaper per sq ft minus land when they're larger homes and I think the smallest one in my neighborhood is about 3k sq ft... there are 2 around that size and the rest jump up into the 3500-4500 for most of them, and I think the largest is right around 8k sq ft.

We finished construction last year on land we owned and ended up at about $84/sf. All brick, tile, hardwoods, granite, well and septic.
And yes, definitely cheaper to build up than out.
