Out lawn is in need of major help and we are going to attend to it but it seems like the best answer is two different types of grasses. Fescue in the back where we get more shade and it stays very wet some times of the year. Zoysia in the front where there is almost no shade (especially in the summer), it is south facing and bakes all day long. Does anyone else have a two different types of grass on their property, how does it look? What company are you using to maintain it, fertilization and seeding not mowing? Thank you!

weed man is who I use. I have the same situtation, they will maintain and treat each differently. I will say wet and shady will be tough even for fescue.

Problem with Zoysia is it's dormant a third of the year which means brown grass. I have found common Bermuda to be the answer in my yard. My yard is similar to yours except it is facing SE. I have an "improved variety" of common Bermuda in the front and Fescue/Bermuda in the back. They grow well together.

Several years ago I tried to keep the Bermuda in check as I wanted a Fescue yard. I got tired of trying to keep a grass alive that won't survive (Fescue) by attempting to kill a grass (Bermuda) that won't die. I used to spray the spots of Bermuda with glyphosate (active ingredient in Round-up) that I mixed myself. The Bermuda would turn brown but in 3 weeks green shoots would appear. I sprayed the Bermuda every 3 weeks for 3 months. The following year it was greener than ever!

Also, fall of '13 I added creeping Red Fescue to the mix directly behind the house and in other areas that receives very little sunlight. It had done the best so far in the shady, damp areas.

It does get some sun in the back but not as much in winter. The really shaded parts (right behind the house) I am going to plant ground cover or shrubs.
