Hi All,

Wanted to get your thoughts on buying a quick move-in available at Breamore (Ashton Woods in Cary) vs having built one at Birkshire (Standard Pacific in Morrisville).

Wanted to get pros and cons on various aspects
1. Bang for the buck (Breamore is around 700k ready to move in, and Birkshire is around 400k+ with options).
2. Re-sale value and opportunities going forward
3. Builder related aspects
4. Schools (One is in 2nd grade now and another kid is 1 year old, and has time to get into elementary)
5. Neighborhood growth in next 5 years
6. Drive (I work in Brier Creek and spouse works at weston pway, cary)

Here is what I have been hearing so far.
1. Birkshires are built closely packed.
2. Breamore quick move-in has been in market for couple of months and has not been sold yet.




Please do let me know your thoughts.

Why are these your only options if you're considering homes up around 700k?

I am looking for only new construction homes and not old ones. Hence these.
But if there are any others available, please do let us know.

By "old" you mean "someone else lived in it, even a short while" or do you mean "mostly new, as in less than a few years old?"

Okay. In your (wide) price range you have Westvale, Sedgefield, and Bellewood Manor.

All of which I would buy/build in before a tract neighborhood at your price range.

I agree with this, have you looked at Bellewood Manor? Westvale hardly has any good lots available, so you might be disappointed there. Sedgefield is fairly limited in their lot size, so if you need a 3 car garage, you might not find what you want in Sedgefield.

Bellewood Manor is definitely worth taking a look at -take drive over there even though the construction traffic has made it very messy. I'm sure there are some new spec homes for sale.

I would recommend Braemore if you are building one from scratch rather than the spec homes already for sale. The construction manager there is very capable and makes sure the house is quality and correctly built. I'm not sure who the sales manager at Bellewood Manor there is, but the guy at Westvale probably transferred there by now.

is Birkshire the one on the corner of McCrimmon and Town Hall Drive? $400K - seriously? Hope you like your neighbors!

School for elementary is Cedar Fork and they are uncapping it for next year. No worries.
