Default Houses In SouthWest Raleigh near NC State

I am interested to buying a house near NC State but I am not really sure where the best place to look for 180k-200k houses. I like the houses near tryon and lake wheeler but I am questionable about how much they will appreciate in the next 5-10 years. Are there other areas that are 10-15 minutes from NC State with better housing?

I live near the intersection of Lake Wheeler Rd and Ten-Ten. Going north on Lake Wheeler Rd, once you get north of Yates Mill, you pretty much have all NC State department of agriculture land. I doubt that this will change in the next 5-10 years.

You could probably still get to NC State within 10-15 minutes if you lived south of Yates Mill, but I'm not sure of the house prices. I'm betting that your $200K budget would not go far.

The area around Tryon seems to be hit and miss, which is probably what you are worried about. There are pockets of nice new apartments, townhomes, and houses. . . . but also older areas that could use a little improvement. Again, I know nothing of the price ranges of the homes in this area.

If you go farther west, towards Cary, on Tryon, that area is starting to improve. That intersection at Walnut/Holly Springs/Tryon is getting a nice strip mall anchored by a Harris Teeter. There are also some nice apartments/condos going in just north of there.

If you go farther east, towards Garner, there is a new housing development going in right near that golf course before the Wilmington/401/Tryon intersection.

My opinion is that this area will continue to improve. The proximity to downtown Raleigh and NC State make the land valuable, and I'm guessing that developers will continue to gobble up the land as it becomes available.

But. . . . I am not a real estate expert. Just some guy who drives through this area every day on my commute to work.

Consider Lake Johnson Harbour.
Very close to NCSU.
If you can find something, it will be on the low end of the neighborhood price range. Always a good position to be in.
I would search other more expensive neighborhoods, seeking that bottom rung of the price ladder.

Avoid living too close to I-40, particularly backing up to it, or within eyeshot.

I use to live in the villages of tryon and beside that is tryon pines which has always appreciated...renaissance park is a half mile from that.

NO NO NO NO NO NO NO

If you are referring to the Tryon Pines subdivision, just past lake wheeler road off Tryon DON'T. We lived there for 4 years on Tryon Pines Drive. AVOID. The reason those beautfiul homes are priced so well is because that is NOT a good area of town. The neighborhood sign got "TAGGED" with by the gang Mx13 and that was our sign it was time to get out! There were 8 houses that went on sale on the street the week after that. We didn't even bother, just sold the house to a home buying company for less that it was worth, and moved to Apex ( where our kids were assigned for school....30 minutes away). I can't stress enough how much I think you should not buy in that neighborhood.

I lived in the back of villages of tryon in the townhomes for 5 years and never had any trouble. Maybe a block or two makes a difference.

it does...all the difference. The not so nice neighborhood of Carolina Pines was right in our back yard. If I'm not mistaken the Villages of Tryon neighborhood was also assigned to schools that were actually in Raleigh (I know they went to Athens High), whereas Tryon Pines was for whatever reason assigned to Apex along with the lower income kids from Carolina Pines to make for fairer "ratio" at Apex. We loved Apex schools so we ended up moving there shortly after we realized that we weren't in a very good area of Raleigh.

I too lived in Tryon Pines. We bought a our house new and loved the neighborhood when we first moved in. We lived there from october of 2000 until mid 2004. There were a few break ins while we lived there, but none with us. We decided to sell and sold for not much over what we bought it for. Main reason for selling was we had kids and thought too much risk in the neighborhood.
