We are currently looking into the new winston ridge development in Youngsville. Do you know much about it? Also we have a little boy. How do you rate the public schools? Could you also share a range on what private school tuition is down in that area? What part of Pa did you move from?

Oh we love Youngsville! We've been in our new home for exactly a year now and we couldn't be happier. We don't have any kids so I can't attest to schools, but I have heard they are good. There are 2 houses in our neighborhood that are up for sale, I don't know anything about them other than they look nice and have a lot of land. I live next to Hillridge Farms in a neighborhood called Kingswood. We came here from Delaware... close to PA. Lots of PA people down here. I completely disagree about the commute though. I only worked in North Raleigh off of Spring Forest, and it took me an hour to go each way. My boyfriend works in the RTP, and had a gun pulled on him and he is deathly afraid that the crazies in rush hour traffic are going to cause him to get into an accident. People jumping in and out of lanes and driving 85+ miles an hour. But if you are from a city, you would probably not notice.

TAX RATES WAKE COUNTY: .678
Raleigh combined with county: 1.103 TAX RATES FRANKLIN COUNTY: 0.8225 Youngsville combined with county: 1.4245 These figures are fresh off the individual county pages....any notion the property values are lower in southern Franklin county....burst your little bubble now!! Thanks to the influx of upper end sub divisions the tax base has spiraled as have the values and the revaluations which by the way are due again not far down the road. (Sad thing is not that it matters to those seeking only their own self interest, many of the people whose family have owned land for generations can not afford the taxes any longer) But that is unimportant to someone looking for a green, peaceful place to comute from. Well jump on the wagon quickly because the "green" is getting away fast as well as the peace. Be sure to have good vehicle insurance the development is causing the deer to roam and you daily see one side the road that a car has hit, which causes usually massive damage to the vehicle and sometimes personal injury. Wildlife has been disturbed to the point that there were two bear sitings according the Franklin Times last week alone. One just up the road in Franklinton. The locals are friendly and hospitable as the southern stereotype indicates, problem is you won't find many locals, which may be a blessing to those who wish to come down here and reform the area to a little New York or even worse a Hollywood Small Town. By all means go to a real estate agent, they have your best interest at heart, or in the real world is it possibly the profit they have at heart....you guys are smart enough to know the truth. It is their livelyhood and you guys are generally so head up over the idea of what you can purchase for so little money your an easy mark. Positive side we do have some limited beautiful countryside left. Come on down but don't belly ache about the lack of retail....once you place the retail and develop you remove the beauty and the peace, it's not worth the price. Make your mind up if it's worth the commute, chances are the commute is no different than what you face now, but the scenery and wildlife are worth the effort. Secondly don't come down here wanting everything to be arranged like a Hollywood small town....we are not Mayberry, we are Youngsville. In order to pander to incomers, local family owned businesses have been removed, sidewalks have been removed and replaced with the more picturesque etc. etc. etc. If you are going to remake seems you'd do so in your own backyard where you are more familiar with the habitat. Try and remember that the lure is at least from what a lot have stated a change of pace. Step back and enjoy that pace, perhaps Southerners are not quite as ignorant as the stereotype indicates and the peaceful less stressed atmosphere is from a different set of values. People may be a little more important than profit down here and that helps alleviate some of that stressful atmosphere or at least at one time it did. The old adage: "When in Rome do as the Romans do" was full of wisdom. (I will state here my qualifications for seeing both sides of the issue, My paternal family is Southern Born and Bred, My Maternal family is from New England I have spent 30+ years in the FRanklin County area, Lived 13 years in the "Greater Raleigh" area. I've had plenty of time to observe the development and the change.) In reference to the commute, as stated above I am a long time resident. Fewer than 8 years ago you could stand on Main Street Yougsville and see less cars go by in an entire day than you see go by in a 20 minute span now and that is totally without exageration. I generally do not go to Raleigh except in off hours, which use to mean after 6 and on the weekends. Now even on the weekends there is a steady flow of traffic. It's rediculous! In reference to well water...in case you haven't kept abreast of the news down here we are hopefully at the end of a nasty drought. There has been so much development in the Raleigh and outlying areas that the lack adequate rain in just a little over a years time sent the entire area into a panic. The major water supply Falls Lake had turned into little valleys in most areas. Increased growth will only cause a greater shortage of water, so those of us with wells can at least was and clean even if we have to buy bottled water to drink. Our well is over 200ft deep if it gives you an indication of how far you may well have to drill. Seems as though the once allmighty dollar over ruled reasoning when it came to issuing permits. If you come to make change, take some quiet time to remember the reasons you left your origins, higher taxes, crowded, rudeness, higher property values, whatever the reasons may have been and decide do you really want to remake this area into what you left? Is that acting judicially. We do have more churches per capita down here and we'd love to have you join us in worship. Well hope some of these facts will help you make your decision to relocated...it's better to have someone shoot straight from the hip and give you an honest idea of what's here rather than paint pretty pictures to capture your money and leave you in the same boat as the rest of us without a paddle. |

Winston Ridge is a very nice development...you need to google denmark construction for the website as we are not allowed to post url on here.
The school district would be Youngsville Elementary ( only year round and one of the highest performing schools) or Franklinton Elementary ( a reading first school). A brand new high school is being built near that subdivision as well. And a brand new state of the art hospital might (if the powers that be let it) built near w.ridge as well. I love living here in youngsville. I found the above post a little insulting. You do get more bang for your buck here regardless of the tax rate. If you can afford a house in W. ridge...you can afford the taxes and no little old ladies aren't being driven out of their homes by big, bad developers. Most people here are nice with a few exceptions. And I am a nc native just not to Franklin County. I have small kids and find the school choices to be great.: public, private and charter. Oh and Franklin County's water comes from Kerr Lake not Falls Lake....which didn't suffer like Raleigh did.

One more thing....most of the sudivisions are not in the town of youngsville, so you would not pay that tax rate. I know for a fact that winston ridge is not in the town of youngsville.

You mean it is not within the City Limits of Youngsville. It is still in Youngsville.

I know that being I live in youngsville but not the city limits..I believe I made that distiction by saying that you would not pay that tax rate due to not being in the town . |

I live a little past Winston Ridge off of 96 and We LOVE the area!! It's so nice and quiet there and the southern people are friendlier than up where I'm from, (Northern PA near Jersey) I also work for a builder who builds in Winston Ridge. If you want a nice sized house AND lot... you can check out down the rd .... Stone Ridge.... you can get a 3000 sq ft house with over an acre for the same cost as one of those homes on MAYBE 1/4 acre. If you want a nice large yard for your kids. The only thing is that the community only has a pool and cabana, no walking paths and all that other stuff.
I have a 3 year old, and dont quite know how the schools are, but I hear that they will be buildinga new elementary school, and highschool in the area close by. and hear the schools are pretty good around here. I wish you luck! |
