It depends on what your definition of "affordable" and "good" is. Do you mean $75/sq ft? Also, good luck finding a lot for sale in Morrisville or Cary.

If you find a custom builder in the Triangle area who says he can build you a house for $75 per sq ft on your lot including their profit, you better run the other way. Try www.huntleydesignbuild.com or www.heavenlyhomesnc.com, these are 2 respected builders in the area, but there are many in this area that are good.

Drees Homes will build on your own lot, and even help you find one! They've got a lot of great floorplans to choose from, and will let you customize as well.

I disagree I have looked at several homes in clayton for 180k to 200k and they where 2000 to 2400 sqft already build . Now I know the land in clayton is cheaper but they paid something for it and at those prices some of them where around 80 to 90 a sqft minus what ever they paid for the land the price would have been around 75. and there are alot and I have redone several rental homes so I know if things are done cheap.

smitha....In Cary & Morrisville you will have a very tough time even finding a lot. The developers are buying every square inch of land they can. I know of 1 lot in a great location in Cary, but it has 3 different riparian buffer setbacks on it and you also would have to put in for a variance with the City of Cary. I have a client who flew in just for this lot, but has decided it is too hard a battle to fight.
bull136 is correct about Clayton and its prices, but you asked about Cary/Morrisville.
I personally do not think you will find any custom builder in Cary to build for that price even if you did find a lot. They know Cary will bring them more $$.

Default No way for $75 a sq ft !!!!

That may be possible in VA but not within 100 miles of Raleigh.
Prices are very high here with the increase in material costs, not to mention land.
Daniel

The key word is custom home. I'd venture to guess that the houses you referenced were not custom stick built homes. Many houses sell for around 100 / ft but they are mass produced slab on grade homes with no interior upgrades. I've been looking and I've seen stick built homes with nice interior upgrades range from $125 - $175 / sq ft and up (depending on location). This price includes the lot. If you were to supply your own lot, I'm sure you could find someone to build your house starting aroung $90 / sq ft. Many homebuilders are hurting in this market so perhaps you could do better.
