We live right off Ten Ten as well. I avoid it at rush hour times. It needs to be two lanes each way, but if they build 540 first, it might alleviate Ten Ten.

The only easy commute from Garner is if you live near Tryon rd and work near Tryon Rd in Cary. 10 minutes farther in any direction is going to add significant time to your commute.

BTW if you plan on getting on 64 from Tryon at any point - the Costco they are building is causing some headaches as well.

Sounds like we better rethink Garner, as the commute doesnt sound like a hell of a lot of fun. If it were a 40-45 minute drive, it may be tolerable, but more than than and its not worth it. Plan B may be Fuquay Varina or possibly Holly Springs.

Not sure about FV, but I'd probably rather go with Holly Springs. They are building nice shopping center on Hwy 55 and there are good restaurants and parks as well. It's also close to Apex/Cary and 540 proximity will make it more popular with many commuters, I believe.

We use that Bright Horizons occasionally, it's awesome! About 30 minutes from F-V, but you will want to stay on the North side of town. Holly Springs will be more like 20 minutes.

Do you have a commute also? You could also head west to towards Pittsboro in search of land.
